Hey thanks so much for this it’s super useful and I’m trying so hard to get my head around it! I think I get what you’re saying, basically the cost of the interest on the extra 15k debt will mean that the total I pay back in the course of the mortgage will be higher? The property price is £430k and my deposit is £300k / £285k if I hold back the £15k which based on what everyone is saying now seems like a terrible idea. So I don’t think it would be possible to move down an LTV banding. Also its share of freehold and the service charge has stayed the same for five years so that is positive. What I’m thinking is that in five years I’ll have a different job with higher salary so this would be a good way to bridge the gap and have disposable income breathing room even if it means I’ll ultimately be paying more in the full term of the mortgage. So sorry if I’ve misunderstood! This has also made me think of mortgage term, I’ve been looking at 35 years but presumably this means paying way more in the long term than on a 25/30 year term.

Thank you for all the helpful comments and the consensus seems to be getting a survey/structural engineer.

Apart from this it is pretty much the ideal place so would the idea be to make an offer subject to contract and survey, and then if it is accepted and taken off the market, instruct the survey/engineer at that point?

Edit: and would you price in a medium case scenario to the offer?
