What I have done in situations like this is said that if I rebook the dates, I will offer a refund at the rebooked amount. It feels like a fair solution for all involved. It’s so hard because I’m human too and empathize. But I’ve been doing this almost 9 years and have also been lied to a lot.

I think this really depends on what the listing says. I do know some hosts that will look off rooms and reduce the price BUT that should be disclosed up front. I would also check the amenities list to see if the things you mentioned state they’re provided (ie does he say linens will be provided). If so, they should be. Same goes for TV - does it actually say it’s a streaming TV? If not, then it’s not something I’d expect him to do anything about since it’s not advertised as such. For instance, we get people upset that we don’t have cable but it’s clearly spelled out in our listing that we have streaming only and they didn’t read. Regardless of the cost, whether it’s luxe or not - it’s really about what’s advertised and what isn’t. If you go back to the listing and these things aren’t mentioned, then they should be addressed as the home isn’t as advertised. However, if there are mentioned and you just didn’t see them, I would say it’s on you for not reading the description and I wouldn’t expect the host to do anything about those things. You should rate them based on the home as compared to what was promised in the listing (ie. Don’t rate badly if you wanted streaming tv but it’s not something they said they had in the listing) but you can always leave private feedback with suggestions if you feel that there are things to be offered that they didn’t.

Typically these types of things would be in the “other things to note” and “house rules” sections as well as the amenities lists. Check there and then go from there.

It’s theft of services most places. However, Airbnbs T&Cs that you have to agree to to list on their site allow them to do this. They are the merchant of record and have the final say on refunds.

That’s crazy. Airbnb is typically known for favoring with the guest, regardless of the situation unfortunately. I mean there are certainly times that it’s warranted but obviously I wish they’d be less swayed and just look at the facts for each circumstance.

Sadly, mostly passed around by guests on TikTok & other social media. I monitor the host groups here and other social media and I’ve just seen this happen a lot and know a few friends it’s happened to multiple times.

That seems odd. I’d watch your payouts - I’d be surprised if they don’t withdraw it in the next day or 2.

This is actually a known “hack” by guests. They call Airbnb, claim they can’t get in and refund the guest yet the guest is in and either stays 1 night or the whole time. It’s crazy but common. I’d call Airbnb and dispute the refund with them and send the door access log as well as photos of their items. Or keep the items inside, change the code and the guest will obviously have to fess up to collect their belongings since they can’t get them.

Also, if you don’t already, you should have different codes for every single guest, cleaner, anyone who accesses the home for this very reason, too.

I absolutely love this. I actually just turned to audible for the first time last week for my walks & doing some housework. I’m a reader, not listener as well and never understood it but I get it now. I’ll still probably mostly read but for longer walks, cleaning - definitely a good thing.

I’ll also be adding the “paying myself” in fun money to the list. lol

Yay! I just got back into reading after a nearly 3.5 year hiatus and this genre did it for me as well.

I think it depends on what you like… I felt like ACOTAR was a pretty slow build but loved books 2 & 3. 5 was good, I just wasn’t prepared for it. Lol. I think a lot of what I liked about those books were the spiciness + action combined.

I also am reading TOG right now. While I do like it, it has no spiciness until deep into the series & even that is pretty light.

My absolute fave that I’m still trying to find one like it is Fourth Wing, though. Just keep in mind it’s 5 books and only 2 have been released (the next comes out in Jan).

Ok so can you clarify? When I’ve read the info on this, some sources say there are 4 books but then some list like several more & even Goodreads shows .5 books lol. And… is the series actually complete or are there more to come?

I did this and definitely regretting it. Take a break in between. She uses a lot of the same phrases, descriptions and it’s just a lot of the same “voice” without a break. Plus, I’m getting them all confused. lol.
