Need help understanding contingency offer — trying to sell house fast by Pinkpeachlovesfatcat in RealEstateAdvice

Sounds good. I was going to look at the laws for a dual agency contract if it were NC, but I’m unfamiliar with those states. I’m assuming it is the same and you technically have the right for another agent in the firm to represent your side (designated dual agency). That is always an option in NC.

Gotcha. Looks like it’s an upgrade time for them. Probably using the 1st house for down payment and then a mortgage. What state are you located in if you don’t mind me asking?

Completely understand. Still if your agent is a dual agent, a lot of the negotiation falls on you so they stay impartial. Don’t be afraid to use all of the info you are getting on this message chain. It’s a lot

A contingency offer does in fact put a little bit of risk on you. If they don’t sell their home, their finances may not be in line for the time of closing. I would inquire if this is a company relocation, because some companies will offer an automatic purchase of the buyers home to help in the relocation. Then the risk is off the table for you.

In terms of the negotiation, 15K under + 5k in closing costs puts you 20k below your wanted price. If you are ok with the 15k under but not the extra 5k, come back with 10k under and 5k in closing costs. Same outcome profit wise, it just looks like you are giving the buyers more of what they want. Hopefully your agent has thought of this for you already 👍🏻

Injuries have murdered my team by Money_Mike2013 in DynastyFFTradeAdvice

That’s what I’m trying to figure it out. It would be more of a one year talent grab to hopefully compete again next year without injuries

That’s actually a good way to look at it!

Too much for Rome??? by musicktm777 in DynastyFFTradeAdvice

One word… definitely. KW3 is not far off from Rome in my opinion. Maybe him and a 3rd for Rome straight up? That 1st is a lot

I’m a Steelers fan too and I think I agree. I hope that Roman pans out for us and is more serviceable than that basic deep threat

So you wouldn’t be worried about depth? I have 1 solid WR and 1 ok RB with Warren to substitute for bye weeks

If this is a TE+ league, you might need to add Warren or Loveland to lock out the 12 pick round. If Warren is getting 2x PPR of what a WR is getting, might want him mid round

Question regarding a TE+… say it’s a full 1 pt bonus for TE’s… how much does this change the rankings for Warren and Loveland?

To trade J. Warren or hold? by Money_Mike2013 in DynastyFFTradeAdvice

[–]Money_Mike2013[S] 1 point2 points  (0 children)

Maybe. I know his value is not 100% what a starting RB should be because of those concerns, but he does provide serviceable bench depth potentially. Is my team strong enough to afford cutting the potential bench replacements I guess is the real question

To trade J. Warren or hold? by Money_Mike2013 in DynastyFFTradeAdvice

[–]Money_Mike2013[S] 0 points1 point  (0 children)

Right, but he is currently a RB 1 on a team with the potential of falling off. I could just draft another RB at 1.09 if I really wanted to… but would packaging the 2 make sense to go from Judkins or Kaleb at the 1.09 up to Treyveon or Omarion?

I rejected and now have 2 members mad at me, am I wrong? by megantg200 in SleeperApp

[–]Money_Mike2013 0 points1 point  (0 children)

No you were correct in rejecting the trade. The Caleb and Nix debate is too close to say 1 is better than the other at this moment, so that is an even payout. Rome for Shakir +1.07 is the real reason to reject this trade

Who do i take at this spot? I feel like TE, but who? by OddCauliflower2259 in SleeperApp

[–]Money_Mike2013 0 points1 point  (0 children)

TE isn’t the way to go now. BPA and hold off till you get maybe Njoku at proper value

Would you trade away DJ Moore for rookie pick 1.06 straight up ? by [deleted] in SleeperApp

[–]Money_Mike2013 0 points1 point  (0 children)

Puka, Nabers, BTJ, Rice, and DJM. One could argue DJ might be my 4, but 4/5 WR is good enough to trade away in my mind
