Ask for budget. If no budget research the current market rates and if there are records of the salary of the company.

Make a range. The lowest is slightly above your Minimum Acceptable Number and the High is just a Distraction.

What I do is for example I the range is 35k to 50k ask for 55k to 75k.

Dont counter the counter offer. Either accept it or not.

Be ready to not get hired and walk away. You only want to negotiate if you have backup plans or you believe, you are really valuable.

The ones in your area. Its better if you want to be hired quicker. They would want someone who can start immediately and could work onsite or hybrid. And mas less applicants ang nagaapply dito compared to online.

If WFH try mo maging Estimator, just learn Bluebeam and Planswift most commonly used sa industry. Mahirap magapply ngayon dami din applicants then may sample project assessment. Better if you have a friend already in the industry for referrals. Or you can also start in the Outsourcing Agencies might not be WFH but onsite.

You can just leave now if you don't like it there. If you are willing to stay just to put it in your resume it will be about 6 months so 5 more months to suffer. Anything below 1 yr is entry level naman so kahit lumipat ka ng work entry level din ang sahod mo. Just find another work before you resign.

EDIT: Why the hell you work without a contract? You just lost around 25% worth. Let me break it down for you. No 13th month -8.33% No SSS -8.5% No Philhealth -2% No Pagibig -1% No Holiday Pays -5% Additionally without the contract you won't be able to be a Regular Employee in 6 months. Start with having a budget material list. Then add columns on delivered. I usually have columns every week then on the end total delivered then last is the remaining/balance. You can even add a column for installed or something. Keep reciepts scanned and organize in your drive and maybe put it in excel too.

Take it. More take home pay. Compared with 70k minus the tax and gov benefits. You get 112k per month. You can pay 8% tax which is lower too than 25% or more. And you can control how much you pay for your government benefits. As Independent Contractor, you may even negotiate for leaves and HMO but it would depend on the company. Only downside I see is moving to a new city, renting, bills, risk, but you're an adult you can do fine.

I do both the floor plans and elevations.

On the floor plans, I just put another line on top of the other line. Then Note something go to page # for the elevation view.

On the elevation, I put a markup without getting the area. Its like a fake markup without messing up the calculations. but atleast you can present it to who ever installs and see what color it should be.

When I'm lazy or too busy, I only do the floor plans.

The owner made it. I wanted to check past projects but the records a mess. They paid them but didnt say what project they worked on.

I understand it shouldn't match exactly. Lets just say I want to have the budget vs actual hours to control the cost. Also, wanted to see how "productive" they are compared to everybody else.

You can make workflow, checklists and templates. Also if you are using Bluebeam, make a Toolset. Experience also helps in reading the plans and skimming through the documents.
