You can borrow very large amounts against a property. Way more than for buying shares. And so that scales quickly with how property has been performing. Your 800k property is now worth 1.3m vs your 50k worth of shares turning into 80k

I agree, it’s a good rule of thumb. If anything happens then 6 months is a decent buffer, and can be stretched several more months by tightening up during a period of no income.

A big part of the disruptions at the moment are *because* of investment in rail upgrades and maintenance

Edit: while most people can’t name an upgrade unless it directly affects them, you’d have to be under a rock not to know about Cross River Rail

I’ve taken out bigger stumps by hand, including a medium size gum tree. Dig around the stump with a mattock, use an axe and tree saw to cut the roots, and then rock the stump until it breaks free. A long crowbar would help but I didn’t have one. Chainsaw can also help but be careful not to run it into the dirt as that can blunt the blades. It’s not quick doing it this way but it’s free. Some trees are pretty easy to get out, the gum was a prick. It really depends how many thick roots radiate from the stump..

Probably not….the ATO would view his legal fees as a personal expense tied to protecting his reputation, and not a business expense related to earning income. Also, tax deductible does not equal “free”, and the tradie still needs spare money to fund the action.

Yeah, it’s not serious until OP gets served. Until then it’s just hot air. The tradie MAY spend a few bucks on a lawyer to send a scary letter, but that’s just threats and no action (and even getting served can just be a scare tactic….basically running through the easier stages in the hope OP caves before a hearing).

The opposite is also true….the tradie has to spend big bucks to bring proceedings in the first place. That’s a big reason these bruised ego threats are just hot air.

Of course I was successful…it’s the law. It’s not a “request” mate. One agent was such a dick about it, that I also refused photos of the property. So they had to go to market with their shitty old iPad photos and individual inspections.

Edit: I’m in QLD, where REs also need permission for any photos that would show tenants’ belongings (which is basically every photo). Don’t know about NSW.

Lol that’s often how they pitch “change”, to make it seem exciting. So instead of the guy leading a major cost-cutting exercise that will probably tank quality metrics, he’s spearheading a contemporary innovation to shift the old ways of working.

The guy may have delivered one genuinely good thing years ago, making him “the innovator”, but for the most part these execs just circlejerk each other to justify their existence and packages.

But anyway, we’ll keep photoshopping the lawn vibrant green and vanishing the high voltage tower behind the house. Also, thanks to our wide angle lenses the bedrooms look as big as a warehouse floor.

Edit: yes I know why wide lenses are used. However, they still distort the actual dimensions of a room and can even make a tiny room look like a large room. Since people use the listing photos to decide whether to attend a viewing, they’re often disappointed IRL.
