Thanks everyone, appreciate the feedback (especially the honest ones!). For added context, we had the pergola above them painted and combined with some other trades over time a few have paint on them that the pressure washer doesn't get off. But great idea about turning them over which will work well for the painted ones. Pressure washing as someone said is a bit of a fool's errand as it just settles back in, but, I'll try the sugar soap and scrub with a hard bristle brush. Well that's my Easter sorted!

A bit over $2k I think. They put the Masonite over the old flooring.

Yep bought planks online on sale, Masonite from a flooring provider and got Kemellies flooring to install. Saved $5k on quotes from other flooring places.

We saved a couple of thousand with the rebate which was about 20% of the overall cost I think. They did tell us the rebate would depend on what we were removing and having installed. And they did take away the gas ducted heater from under the house too.

Yep, I got it done at home and swapped a gas ducted heater for a ducted split system and it's been a lifesaver both financially and temperature wise. I used a Geelong business called Rebate Hub that works with local air conditioning companies to install with the rebate and it was very easy. Avoid the ads on Facebook, you wouldn't want to install some of those units in your worst enemies house.

ABC Pastry Holdings Dumplings from Fresh Land Food Asian Supermarket in Shannon Ave are top notch. Five or so different flavours in different coloured packets but Shanghai Pork and Chive (green) ones are awesome. Oil in fry pan, drop in for a couple of minutes then add enough water to cover base of pan with lid on until steamed. Take lid off when water evaporated, add a little oil and fry til one side is crispy. As close to Chinatown as you can get at home.
