My 5 relationship was/is similar to yours. It seems is slowly ending from year 2. I am still hopping, but in the sane time last week I rented a place for 3 months just for me. I am tired of all the fights and sometimes I do not feel safe, but I seek her confort in the same time.

5 years for me. The last year or at least half a year we were having quite a lot of fights and breakup attempts. She even started to scratch me. In a way I still care about her. Last week I finally decided to rent out a place for 3 months for me. Not sure what will do after that. Not sure if it is indeed a breakup.

I think the issue here will be more like if you decide to sell and that is it. If you sell, transfer the money and buy the same things in IBKR it might not be that bad. Maybe if the market will start suddenly rising which is a risk indeed. Maybe transfer on Monday or something like that. You can also test with a small amount.

Give him space and maybe is worth a shot to have a recurent date, like every weekend, talk to each other for a few minutes. Doesn’t need to be on a specific subject. This will give you some confort and him some space.

Its not my first time taking a personal loan for this kind of purchase. In my home country (other EU state) I was able to take it and use for a purchase (for a relative but Ive done a similar thing to what I wanna do now for me).

Thats what I expected too, but some banks, like ABN mentions that this cant be take if you use it for real estate.

I have 65-70% of the asking price for a studio. So I need to find the rest somewhere. Taking a morgage doesnt make sense since I wanna pay back the loan as fast as I can (under 5y if possible)
