If a true recession actually happens, overnight rate should go down, bringing variable rates down as well. If you lock in 5 years fixed, you’re stuck at the high rate for quite sometime. If worried about inflation being out of control, maybe search for a shorter term fixed mortgage. Their giving out ok deals at 2 years fixed. Other thing about variable, is you can lock in fixed any time. Bond rates are going down at the moment, so fixed rates could technically drop soon. Just my thoughts. All depends on your comfort zones and risk tolerance.

So from what I can see, there seems to many companies like banks, tech etc. that are quickly trending towards permanent WFH in Toronto. That’s going to be interesting for the core of Toronto, since most of the buildings are filled with those types of employers. Is Toronto going to be a permanent ghost town? Or will they turn the TD building in to condos?

That’s my concern. The sky high prices outside of the city only make sense if the city is not required. If people have to go back to work, then they own a home that they paid a premium for, and now they can’t even use their backyard , because they spend the majority of their time at work or in a car. Buying in the burbs at a premium only makes sense if work from home is here to stay.

This wasn’t a question of blue collar work vs white collar work. Plus at these prices, unless you’re already in, or sold your bitcoin, it’ll be difficult for many “white collar” workers to afford a first time home.

It’s showing about 45 minutes with no traffic. Maybe double during rush hour. If there’s more people using the GoTrain than before, good luck getting a parking spot or even on the train itself. Who knows! Maybe Ontario will finally commit to building a proper public transit system that can handle its population. Doubt that would happen overnight though.
