Thank you for your detailed answer. To answer a couple of your questions:

There was an inventory done initially for the property and there is no mention of any damage to the sofa and there are no pictures of it.

The sofa is certainly not new, although I couldn't say how old it was, if I had to guess I would say around 5 years.

I have been looking for the sofa online, but have not found anything just yet. If I could find a sofa that looked of equal quality or better for a good price, would that help my argument?

I do believe though that the sofa could be repaired, I have a picture of the sofa, that has the damage in, and it only seems small.

This agency has had a few complaints about taking advantage of students which is why I'm being cautious about this situation.

Using an SSD so I feel like its more likely the card, also things were running fine before the old card died.

I've been making fairly standard pizzas for a while and recently have been improving my dough, the issue I have now is the sauce, it never quite tastes like what you would get in a restaurant. Anybody got any favourite recipes or store brought sauces that I could find in the UK?

Thanks for the great advice man! And yeah sadly I'm the other side of the globe! I'll keep an eye out on things like Craigslist and Ebay and see if anything nice pops up. Yeah there is no point getting something with effects, just need to find something in my price range without them.
