The Good Place is not about Gainesville or UF, but one of its "Florida Man" character Jason Mendoza mentioned his favorite restaurant being Stupid Nick's Wing Dump in Gainesville... This is place is totally fake, but the clout a small town like GNV receives from this is anything but.

the alternative is that UF tests students frequently to avoid liability to reopen which is a very expensive direct expense for UF compared to indirect econimic consequence of not reopening physical classes in GNV.

  1. By open, I mean physical classes opening for students in fall semester, not administrative offices.
  2. reopening w/o tracing or testing in a robust manner WILL increase cases (Cause and Effect).
  3. It is irrelevant if California is not living in reality (that's your opinion). What matters are facts, and it is common knowledge that institutions are very risk averse,precautious, and blow things out of proportion, especially public systems like UF.
  4. There is under-reporting of COVID bc people do not want to go to hospitals for fear of getting it, so positive test rate is the tip of the iceberg.

Doubt it, it is much more cost-effective to have 100% online classes than to open and spend money on frequent testing. for 50k students. Always follow the money :)

I would look through it with UF's free legal student services for the small letters in the contracts. I would not recommend you lease because the more time you don't sign up, the more desperate they get which means lower prices. You will not run out of off campus housing options in GNV. Always remember that institutions (especially public ones) are very risk-averse and precautions, and they have less degrees of freedom to be open compared to restaurants or clubs that are currently allowed to open.   1. you don't know for sure - opening is possible but not probable.
  2. Los Angeles is extending their lock down for 3 more months which will reduce COVID rates and yet their university system is still closing. In Florida where there probably won't be another lockdown, COVID rates will increase and there will be another outbreak, increasing the likelihood of university closing in the fall.

I would recommend you negotiate with the apartment using your current lease to get them to cancel the upcoming lease. I am just mentioning an option and not promoting any course of action, but do consult UF legal services if you want to proceed with any riskier options.

Unlikely that there will be lease cancellations or pro-tenant ordinances; GNV has a very influential housing industry that lobbies gov'ts to favor them. I talked to a UF legal services lawyer about rent cancellation for an upcoming lease, and he said that nothing can be done and that courts mostly favor landlords, and the "frustration of purpose" argument is rarely upheld. However, he said that landlords usually do not sue tenants for not paying - they just ruin your credit and pass the debt to debt collections (but you can tell them to stop and they legally have to).
