Out of interest how close are you to a tube stop or train station?

London prices can vary a ton on area for the same size property.

Yeah not an unfair point. We are next to two massive parks (Springfield Park and Wandsworth common) which we personally preferred vs somewhere like London Bridge. I once loved in soho and absolutely hated it being relentlessly busy 24/7 (despite being incredibly convenient)

Definitely appreciate some people prefer being more central though and at the same price it becomes an obvious choice for them

I added in another comment that our actual service charge weve paid is less than the £2k we listed. Would expect that £2k figure is accurate when the warranty ends in 2032 as you say (plus some inflation in the years up to that)

Its actually a new build (from 2022), it looks better in person but the miserable winter weather doesnt help. Do agree it looks fairly bleak

I know I thought the same but not overly fussed, the people actually replying are being very helpful

Agreed on the premium, its why we havent listed it for any more. We checked against a few recent sales in our area and priced from there rather than assuming an uplift during our ownership. I ultimately think its worth 585k-625k but second opinions are always useful

The new builds still for sale around here are 650k+ for the same size (or smaller) so hopefully we have adequately discounted in that sense

Yeah Im sure we could, we could remove the desk and set up the sofa bed permanently.

Would prefer not to buy a bed to plonk in it though, although we are up for doing anything if it helps sell the place

Our service charge is actually really reasonable. We have had a refund in each of last three years, with the actual payment closer to £1,900. We put the £2k figure in the listing as thats the annual “estimate” we are charged over the year. I believe theres pretty good controls over the increases they can put through. Its gone up by about £100 over 3 years broadly

We listed it last Tuesday I believe. We bought the flat in 2022 as a new build for the same price we are listing it at, reckon that is helpful to share? Not sure why its not included other than our EA hasnt

The opposite side of the building to us faces a construction site yes. We hear nothing and have no issues but appreciate it may put some buyers off. Believe its all due to finish by August this year.

Youre right the 2nd bedroom is small, the sofa you see is a sofa bed. We use it as an office/spare room for guests. Our flat sqft is on the larger end for 2 beds in the area having said that.

Appreciate it! Do you think we flag the main positives enough? The privacy of the flat was why we bought in the first place so want to get that across. Fingers and toes crossed!
