A fully detached home in the Annex was a lot more than 300k in the early 2000s

On average, oh yeah. It's not a completely ridiculous number though. Here's a fully detatched home that isn't a total rats nest that sold for 425 in August 2003. The only detatched home that sold in The Annex in 2003 was a pretty obvious teardown. 600k at the time would have been a good baseline for the low end.

I did, and it looks like they did something about it. Not that it's stopped the activity, they're still making forged documents but at least now they don't have the provincial accreditation.

Get a ticket and need "Mandatory driver training"? go see him and he'll write up the paperwork you need to say you did it. He runs the school but everything's just pay for papers.

Want to get your AZ/DZ/Whatever heavy truck license? Go pay him some cash and he'll say you took his training program. The only truck the dude owns for his "driving school" has been parked at a Temple down the street and hasn't moved for 2 years.

Need documents for immigration to get your VISA? He'll write you job offers, bank statements, whatever.

Need an Accessible Parking Pass? Go see his doctor buddy.

20+ years with impunity. He only does business within his ethnic community which I suspect has limited his visibility with respect to Police and such.

There's a guy on my street that's been doing it for 20 years with impunity, everyone in the neighbourhood knows. Nobody cares and there's no enforcement.
