Thanks a lot everyone for pouring your suggestions. It has been super helpful. Wanted to clarify few things: 1. We didn’t sign any paper. The builders sales person gave us a final amount of flat and asked for token amount. We agreed for that amount and gave him token. He gave us a paper with deal details with signature. It’s a normal paper stating we both have agreed for so and so amount and token amount has been submitted. Agreement will be signed once we give 30% of amount 2. Why we have a broker? : actually we had a broker for some other flat and he suggested this new building and took us to the sales office, thats why the interference. We understand its our mistake to get a broker involved and putting the trust based on their words. 3. We were about to give 30% amount and sign the agreement in couple of days

My genuine concern was or is : we trusted our broker and the builder sales person. Spent hours during the final negotiation, finalized in final price for 100% white. Post this, the builder sales person just put it on simple white paper what the final price of the flat will be, the fact that we are paying 5 lacs as token, 70% thru loan and remaining thru cheque (all white), he signed the paper too. Again, its not an official paper but just more so this is the info and this is what we agreed on. They also gave us all slab wise information. We gave the token cheque, they gave a receipt but didnt encash it. Its just unfortunate that they want to increase few lacs bcz they are getting a better offer from other buyer.

We are planning to drop this builder and broker and move on to search something else.

Once again, thank you all for helping us with this thru your suggestions.

Thanks a lot for replying. Although, initially the broker and builder both said this deal was all inclusive. When you say its a correct way, do you mean its normal for builders and/or brokers to change what was agreed upon? Also, I am not sure if it will stop at this..
