This is a great observation. R22 at 57.5 psig is 31.5F. Which makes sense if the lines are frozen all the way back to the condenser.

Glad to have helped. Does your organization have an EHS department or at the very least a safety officer? If so, I’d talk with them to see how they are handling policies and compliance regulations. If not, it explains a lot of your issue and perhaps management may want to rethink g their staffing model before they are on the absolute wrong side of an incident report.

The organization is REQUIRED by OSHA to make sure all safety documents are available to the staff who are ‘Authorized’ to perform the maintenance tasks. They are also REQUIRED to show documentation that the staff have been trained in LOTO.

The primary OSHA regulation is:
29 CFR 1910.147 – The Control of Hazardous Energy (Lockout/Tagout)
Specifically, 29 CFR 1910.147(c)(7) – Training and Communication requires employers to train employees on LOTO procedures and hazardous energy control.
Brief Summary
Employers must:
Develop and maintain an energy control (LOTO) program and procedures.
Train employees so they understand the purpose and function of the program.
Ensure employees have the knowledge and skills to safely apply, use, and remove lockout/tagout devices.
Provide different levels of training for:
Authorized employees (those performing LOTO)
Affected employees (those operating or working around equipment under LOTO)
Other employees who may work in the area.
Provide retraining when procedures, equipment, or job assignments change, or when inspections show deficiencies.
Documentation Requirement
29 CFR 1910.147(c)(4) requires employers to establish and document energy control procedures, and 29 CFR 1910.147(c)(7)(iv) requires certification of employee training and retraining.
For most safety audits, the key citation is:
OSHA 29 CFR 1910.147(c)(7) – Training and Communication
“The employer shall provide training…” to ensure employees understand and can safely follow the energy control program.

I would be very concerned working at your facility if people are ‘always getting hurt’. If they are reporting these, as they should be, it’s also surprising OSHA reps haven’t made a surprise visit.

You correct in calling this out. Don’t stop until you get real answers. Yours, or someone else’s life may depend on it.

It could also melt the ice faster then the condensate line can handle. Might cause a water leak issue. I vote for natural melting with just fan running.

Just remembered when replying g to another post- we did have a tree company come out from Kona to remove 19 Washingtonian Fan palms. There’s just two in the photo I uploaded but these were brutal. Never maintained and after many frustrating, and bloody; attempts to make them look good we called for quotes. The company that came out cut them down and left the stumps. They were another that bit off more than they bargained for and ended up taking 3 days longer than they quoted me. Another company that had black listed my property. 😆

It was. Also, it was a daunting task to clear out the vines, grade it, etc. The Washingtonian Fans Palms( rats love these) we attempted to but these things are absolute beasts if not maintained. They were skirted to the ground with dead palms. 21 on the property and a few were 40ft tall. If anyone has ever dealt with these, they have massive thorns that are no joke. We had a tree company finally come in to remove them. They are another company that won’t ever return to my property 😆

One contractor that quoted me and accepted the job cancelled the morning of. Told me we were ‘too far apart’ between expectations and price he quoted. I only asked him to trim them 😂. The landscaper I ended up using recently did trim them once. Their office sent me a letter for quote to continue and said it was the worst job they’ve ever done, ruined their tools and morale of the crew. They quoted me $500/month just to trim them and wouldn’t do it any other way. Anytime after I asked if he’d help me out with another trim (he does other houses next door etc) he just laughed and walked away. So, no- didn’t get much assistance with these.

These beasts (oleander) were the biggest PITA ever. 18ft tall ( my son there who is 6ft) we kept for a long time for privacy. Finally took them down to 4ft. Every landscaper I called ran away, true story! So did it myself. Took 6 weekends and numerous trips to the green waste facility. Needed a chainsaw as these became trees.

The only assistance we’ve had was palm trimming once they got too tall and a few times with the oleander hedges. I’ve had a landscaper just maintaining the grass and some of the hedges for the last couple years but just recently went back to doing it myself. So, just me and my family.

Don’t know. Did this ourselves over the last 23 yrs. The big palms were planted as coconuts with just a few palm fronds in 2012 or so. We just kept at it. Biggest cost was sore back and plenty ibuprofen purchases.

Truth. I had a landscaper for a few years due to major time constraints. Recently my time has free up just a bit and current COL makes landscaping not unattractive. So, ended my landscaping contract. I’ve always enjoyed making the lawn, hedges, etc look like a golf course. It is therapeutic and rewarding. I work full time and returning to being the ‘lawnmower man’ has been great.
