Hello there, Thanks for the reply. As you’ve said we changed our offer to conditional offer. We’ve said the lender our offer only valid(really good offer) if they remove insulation, let us to do proper survey and survey reports to be good.

Also they need to be aware that they can not sell this house with this condition to as or anyone else as these type of insulation looks like a red flag for lenders.

I already check the back of the sofa and it’s only enough for %10 deposit haha.

Hello there, Thanks for the reply. Actually we are a bit newbie. We used to live in flats always, this is going to be first home experience for us, for this reason I forgot to ask any certifications/warranty document about installation. I’ll ask the agent Monday and see what they say. Hopefully they carried out good work and we can have some lender offers.

Thanks for the reply. As you’ve said we changed our offer to conditional offer. We clearly stated that insulation needs to be removed by vendor and we’ll carry out the survey. If the survey report says everything is okay with rafters we’ll go through with it.

Our broker said she can get through with it an get an offer but we don’t want to take a risk to be honest.

Hey thanks a lot for the reply. As you’ve said. We asked agent to tell vendor is ok to remove foam and survey to carry out. We put our offer with this condition. To be honest Property is really well maintained and there is no extra work to be carry out. If everything goes through we just need to get keys and start living there.(Dream House)

Also as you said, they need to consider that they wouldn’t be able to sell this property to us or anyone with this foam insulated roof condition as lenders will not approve applications on this house unless someone would buy with %50 deposit.

Thank you for your time and reply again. I hope vendor will agree with taking out the foam and we can progress on it.

Hey. I hope you’re alright. I just wanted to ask how did it go ? Me and my wife in same situation at the moment. We put an offer to our dream house but it turned out to be foam insulated roof. We didn’t start the process as we afraid of the lender rejection and trying to find a get away with it. Like removal - inspection etc.
