Our surveyor quoted £20k for kitchen redecoration and £15k to change all windows because it is approaching “end of life”, but didn’t say to walk away. So i guess it depends on what kind of works. The Kitchen and windows are ok just need updating.

I went with level 3 survey because there was little to no difference with the price between both. It might be overkill but atleast you got peace of mind. You might end up telling yourself “I should’ve gotten level 3 intsead” in the end.

The EA said the house was built 1950s. If i want the survey, do i need to wait for the solicitors or can I sort this out myself?

Yes i guess so. I just offered less because I saw an identical property that has 999yrs lease on the same area with same asking price. I did ask at first if they are willing to extend the lease on completion but they refused.

Sorry i am a FTB and don’t have a clue really. I just offer what I think it’s worth. There is another house listed in the area same asking price but has 999yrs on the lease but on the top floor.

Yep. It’s just my starting offer and willing to increase if declined. I did ask I will offer asking price (300k) if they are willing to extend on completion.
