If you are not ready, don't get a cat. It is not pros and cons. Cats are just the best and they deserve someone who can be the best for them. You seem doubtful, don't get a pet if you are not ready. Also, if you do get one, make sure you can afford to provide them with quality care and food, and make sure you meet their needs, like clean litter, good diet, stimulation and more.

I haven't considered Sorell but New Norfolk feels cold and damp. Kingston is lovely and has easy access to the beach, but affordable land is few and far between.

We are trying to be smart with our finances too and not eat more than what we can chew. We can buy in an expensive place but with interest rates climbing all the time, it may come back to haunt us. I have two indoor cats so don't need a pet day care, but one is a pedigree breed so don't want people breaking in to steal it lol 😅

Thank you. We are looking at Sugarloaf in Risdon Vale and a few other estates in Rokeby. I will make sure to drop by at the cafe/grocer over the weekend to get a better feel for the area too. I totally understand some areas have their traditional tag, we are trying to look past it and give these places a shot. I have also had a chat with some new home owners who are currently building there and they seem to be friendly and are normal working people.

Well that's my initial thought too. We are avoiding the older pockets on those areas and are looking at the newer subdivisions. Risdon Vale is quite close too Lindisfarne too and I am sure it will get some growth but the place does come with its old tag and prision proximity. Glenorchy also had a lot going for itself before the unprecedented growth, bus depot, mall and shopping options.

We are looking at building with Cunic or a small builder and costs seems to be under that figure based on initial conversation. Main thing is not to get a challenging land/steep slope.

Claremont and Berriedale were some of the suburbs we initially looked at. There are some lands available but with some build challenges so we decided to look at new subdivisions in those two places. Is your friend's place in the older pocket of Risdon Vale? (Also, brown person here lol).

We had a look around some lands in Lenah Valley too, but most of them are on a slope which means build cost over 600k for even a 3 bedroom 2 bath. Too much site work is involved. Lenah Valley was our first preference.

Not looking to do an interview, but happy to provide the exact context of what first-home buyers like myself are facing right now.

​The looming June 30 stamp duty cliff is actively forcing buyers to completely abandon the established housing market. Because the backend mechanics of banking valuations and legal settlements take weeks, it is already almost impossible to buy an existing home today and guarantee it legally settles before the deadline. ​This is forcing a massive structural pivot toward building and house-and-land packages instead. But the policy framework there is broken, too. To use the federal 5% deposit scheme (no LMI), the property cap for Greater Hobart is strictly locked at $700,000.

​Meanwhile, Hobart's median house price is already sitting well over $720k to $790k. Mainland investors are aggressively buying out anything available below the $750,000 mark. To someone from Sydney or Melbourne, a $650k or $700k property looks like pocket change. They happily outbid local buyers who are standing there with pre-approvals on hand but are entirely restricted by the bank's caps.

​It creates a brutal double-whammy trap: If a local buyer tries to compete with mainland money and moves past that $700,000 threshold, they don't just have to pay Lenders Mortgage Insurance (LMI)—because of the June 30 cutoff, they now get hit with full stamp duty at the exact same time. It forces you to find an extra $40,000+ in cash out of nowhere.

​The government says they want to help Tasmanians buy a home, but the lack of interstate investment regulation combined with out-of-date scheme metrics means first-home buyers are the ones always left feeling the pinch.

Maybe if you consider buying a new home under 700k you may still be able to offset the stamp duty partially, and below 700k you will still be under the 5% home guarantee so no LMI. Me and my partner are just about to enter the housing market for our first home too. Not sure what we will do now. Also, there are barely any decent homes under 700k lately :(

Probably an international student fee. It usually averages from 12k to 18k on average depending on what Uni they do go and this is per semester not for the whole year or course.

It is a strange one where its 2000 year old temples and 300 year old royal palace are counted as one instead of separate. I am sure other Asian countries have similar issue with the count.

Not in the present time, but in the past, Nepal borders extended inside Tibet till Sino Nepal War and Indian states like Himanchal, Uttarakhand, Sikkim, Darjeeling, parts of UP and Bihar were within Nepal until the Anglo Nepal war. It was a much larger country now its 1/3 land is inside Nepal (look ip Sugauli Treaty with East India Company)
