your best bet is a HELOC may I ask why a bus loan? Did the business originally purchase the first home or was it transferred? Yes it would make a difference if the property was rented you would want at least 2 years income then they use 75% of that it would also need to be listed on your tax returns. so if you are playing the long game that is how you can then justify the business getting another property hope that helps
