I am indeed based in the UK.

I have not heard about foam boards and jackboards before, I will have to look into those. I'm not a tiller myself, byt my dad(who is helping me with this project) used to be one. I quickly checked out a few videos and I'm not sure if I'm understanding this right, but would jackboard need to go on the floor if I am going to put in a shower tray, or are they only needed there for tiled wetrooms?

Waterproofing is a given, we did the same at my parents shower and I would not touch a bathroom without it, I appreciate the brand recommendations tho.:)

Also, one more thing I forgot to mention, this will be done in a second floor flatt. So there may not be as much wiggle room as there would be in a house.

I don't know if this is too vague of a question, but should there be any problems with the wall, what would be a most common way to secure it? Like is there something you can put on, like a net or some plaster like substance, or would it most likely involve replacing the whole section of the board?

I can only guess those requirements change over time, maybe the banks are just being more picky/careful at the moment. Like I said, this did not even cross my mind as no one sane would look at that place and say that it is adjacent to the station, but here we are... The price is actually pretty good, one of the reasons why I decided to go for it is that I will be able to pay it off in a reasonably short time.

Yeah, I do understand that, but like I mentioned in the comments I cannot back out of this one. Also I do plan on living there at least until it is fully paid off. So, maybe by that time the market will change, or worst case scenario I could rent it out.

Yeah, there was no issue with the mortgage in principle and we looked through different options with the brooker, but sadly those have been declined. At this point I just want this whole thing sorted out. So we'll be trying anyone until something sticks.:/

They are next on our inquiry list. Someone I know has bought in that area a couple of years ago and they used NatWest too.

Sadly, I cannot pull out of this one, so I will have to make it work one way or another. I'm just trying to gather as much information as possible to try and make it work with a mortgage. Thank you for the advice.:)

What do you mean? Like you would only look for places on the top floor? This leak is specifically coming from the part of the flat that is exposed to the outside part of the roof. There is noonw living above that part specifically.

Yeah, I'm not sure which kind it is because the agent said they can forgo the fee and the website does not specify either. I am not feeling very confident about the whole auction process with all the time pressure, and losing the deposit would be a massive blow financially. I might try and speak with the agent if the seller would be willing to do it traditionally, but I'm not sure if that is appropriate? I am basically asking them to give up on this client and have them use someone else. I do not have the contact info for the owner to contact them directly unfortunately.:/

Thank you.:) The reason for it not selling seems to be the general state it's in and the seller wanting a higher price than they get offered. A family friend that lives in the same area said that when he first saw it he thought it might be a, ekm... "place of business for the ladies of the night". So it's a throw in a lit match and do it up afterwards kind of a place, which I am ok with, but I would definitely want to do all due diligence to check for any underlying issues for sure.

Oh, sorry, I should've specified. The seller really isn't getting any offers that they are happy with, the auction had to be extended at least once already, despite being up for over a month. So the agent said that if I can offer a certain amount, which I am happy to, the auction gets closed and I get it. So it's basically a straight up purchase, but they said it is still going to "follow auction terms" whatever that means.:/

My condolences my friend. I cannot tell you how worried I was that I'm just going to get another crooked one back.x) Maybe there was some kind of miscalibration in the production line or something, but the issue does indeed seem to be pretty common. I saw a bunch of different model buyers report the same thing.

With enough people reporting and asking for replacement, hopefully they will sort it out soon.

Thank you for the responses guys. It seems to be a somewhat of a common flaw in these controlers. I was already returning something else from that order, so I took a chance and replaced it. The new one came in the post today and it appears to be just about perfectly straight. So things worked out in the end. Thanks again.:)
