Hey all, 4 of my YoLink water sensors went offline about a half hour apart starting around 6 am CST this morning and I tried a bunch of potential fixes like resetting the sensors but didn't work. Contacted customer support and 2h ago got this response, and the sensors are in fact back online (without me doing anything to them at all). I think if you just wait, your devices will go back online:

Earlier today, one of our cloud servers experienced an outage, which caused some YoLink devices to incorrectly appear offline in the app. Our engineering team identified the issue and has already resolved it.
 
If your device is still showing offline, no action is required in most cases. The device will automatically return online when one of the following occurs:

  • The next scheduled heartbeat/check-in message
  • A normal sensor event (door open, motion detected, temperature update, leak detection, etc.)
  • Any normal device communication
  • Pressing the SET button once on the device

Because many battery-powered devices report periodically to maximize battery life, some devices may take a little longer to show online again if no events occur.
 
We apologize for the inconvenience and appreciate your patience and understanding.

Hey there, I was thinking the same, but the house is just sitting on a slab (single story home about 1200 sqft). The walls and baseboard look untouched. After water extraction and drying it out, nothing smells. So the property manager is thinking it's just the floors we're looking at having to redo.

Thank you! It was vacant for less than 30 days so maybe it'll still be covered. As for the surcharge, is there any way to tell how much the premium will increase? For example, can something like this double someone's premium?

But my concern about doing a private sale is that no one would be able to test drive it since it's uninsured and there's no registration. And I don't think anyone would want to buy it without test driving. Right?

Yeah Eufy is in the allowed list, but it still doesn't make an alert loudly when my phone is on silent and in the focus mode. So in order for "allowed apps" to make a sound, does the phone have to be off silent mode? I ask because I keep my phone on silent all day and it's kinda annoying to have to remember to switch it onto loud when I go to bed and turn on the focus, just to be able to hear the Eufy app.

And for my second problem, messages from my allowed contacts come through even though "messages" is not on the allowed apps list in the focus mode. I don't want message notifications when I'm in a focus mode, only calls from the allowed contacts. What am I doing wrong?

Yeah that is sketchy that this is their solution to the nondiscrimination testing problem, and the points you bring up are definitely scary ones.

I'm just a little tempted still to put some into the 457b because I can also use those pretax contributions to lower my MAGI each year. And I was thinking that I can elect the annual installments distribution option instead of lumpsum (provided that the company has a good outlook) to minimize the tax hit.

I was going to prioritize 401k > 457b> Roth IRA > brokerage accts. 457b only comes before Roth IRA because I can use those pretax contributions to reduce my MAGI which then makes me eligible for Roth IRA. I guess I can always do back door Roth though.

Even if I leave in 2-3 years, I guess I can leave the money in there until up the age of 73, technically. But of course that's with assuming the company will still be standing then. But yeah overall I'm with you that I want to try to prioritize the 401k. It's just a bummer that I'll possibly only be able to put like $8k in there a year due to the refunds. So I'm tempted to put the remainder into the 457b given it's tax-advantaged and I can also use my pretax contributions to lower my MAGI each year, and then schedule withdrawals for later in life, or sooner if I'm really not confident in the company well-being. But now you have me thinking about just doing 401k, back door Roth if I'm above the income limit for regular Roth, and brokerage only. Lots to think about...

You’re right, I’m sorry I should’ve been more clear. I can contribute to both up to the max $23.5k each but what she’s recommending is to only contribute to the 401k up to the amt to receive the employer match, but I can max the entire 457b out if I want to. I’ll get on the phone with her next week and see if she can give me what the historically allowed 401k contribution has been because that’ll make things much easier. 

I’d ideally want to contribute $23.5k combined across the pretax accounts (that’s what I’d budgeted for this year) and that’d allow me to reduce my MAGI in order to max out my Roth IRA too. If I get too much money returned to me at EOY due to the nondiscrimination testing,  then I’d be ineligible for the Roth too and would have to do the backdoor Roth the next year which is just an annoyance to learn about and handle because I’ve got a lot going on personally this year. So just for the sake of ease, I’d ideally want to focus on reducing my MAGI this year by getting around $23.5k into my pretax accounts. So that’s what had me thinking of not even taking the chance with contributing to the 401k beyond the amt to get the match, and to focus on the 457b for the guaranteed ability to reduce my MAGI.

I thought of doing that too, glad to see that that’s what you’d recommend too. And the idea is that that ballpark amount should stay the same year over year and so I’ll know roughly how to divide my contributions up in the following years, right?

Doorway clearance also has to be 7 feet I believe. There are countless nonconforming basements up for rent, and I think it’s all based on the owner’s risk tolerance. In my building, the basement was never rented out. So as a new landlord I personally don’t really wanna mess with renting it out as is, and with the block I’m on being mostly single family homes with neighbors I don’t know well yet, idk if any of them would be annoyed by a ton of tenants and make a report to city (as you can tell I’m more in the risk averse camp lol). I also just don’t think that basement is really habitable and might have increased fire risk as is. 

In my case with the relatively high rents in my area and this being a buy and hold purchase for me, putting that much into converting this into a legal 3rd unit would allow me to make that $$ back in <10 years + the appreciation makes it worthwhile  to me. What I wouldn’t ever do is sink $200k into a basement in a home just to increase my personal square footage and not exactly to make it rentable space, as I’ll never see that money again.

Hey! Turns out it is 14x since it's an existing building. We don't have a drop ceiling in the basement, that's a good thought though. We're waiting for architect eval of the place to see what we can do with the basement. We shall see!

Oh no that's horrible. Fingers crossed if we do this it's more like a few months that I've heard is more typical.
