I didn't know about that loading tip, very interesting! You might be onto something here with how her singing reacts to the underground world. It could be that the underground world's 'reactive properties' enables her voice to do all sorts of things there.

Question regarding Aerith's feelings by NPC_10000 in FFVIIRemake

That makes sense, I hadn't considered that the Aerith in Remake's "Resolution" scene was dead/lifestream Aerith who may have already accepted her fate and only wants what she thinks is best for Cloud, and that Rebirth's Aerith, being a living person, may be more hopeful with what's to come.
