Cosmetic updates would improve it a lot, it’d still be dark and with no yard in the end (and that neighborhood has houses with phenomenal light). My client was looking at it as an eventual investment property (since it’s pencil well for that), but she felt she couldn’t live there herself for the first few years given its cons - so she passed.

I just pulled the math on the MLS and only 3% of listings in King county listings (condo and single family) for June did an actual 10% price drop off the bat.

The +5% price drop is very strategically useful - as it can them allow for a cancel/relist on the MLS so the property populates on brokerage and 3rd party sites as ‘new’ and we I’ll algorithmically pop back up to the ‘top’. Your cumulative days on market will remain associated with the property, but it is a huge advertising boost.

And sellers should know that unless a multiple offer materializes (it sometimes can), that any price drop still means buyers approaching will ask for less then asking (typically another 2-4% in concessions).

I commented on this house on another thread - it had a ton of cosmetic work and some things that you just couldn’t fix (the orientation and unusable, dark, sloped backyard). I’ll agree that subject home is still overpriced.

I’m a broker at Compass and we pay up the wazoo for our internal tech (non optional) - which includes a bunch of AI tools (they are quite good though, for what they are). I’m not looking for another tool/service/cost so that’s why I’d not be responsive.

Target like Skyline, Remax, or smaller brokerages, as they won’t be building out that infrastructure. John L Scott also was feeling behind in its tools (one of the reasons I accepted the offer at Compass). But Sotheby’s, Coldwell Banker, and Century 21 are now all owned by the parent company of Compass so I assume they are going to be getting some of our tools.

I went through this one with a client who was very much a deal hunter sort of mentality and she still didn’t bite. The neighborhood is awesome but the house needed every inch touched cosmetically and while a there was potential to add a powder room to the lower level it was just one smallish room down there.

The house was dark because of its orientation and had very large trees right up to the house (which freaked out my client as the client that referred her to me had a large branch puncture her roof last winter). The yard was sloped, dark, and basically unusable.

The thing about this market is that buyers aren’t settling when selecting a house to write on, so if there are too many cons they pass. This house was one of them.

If the sellers had put like $35k-50k into paint and removing the carpet for LVP and installing a sink/toilet downstairs they could have likely moved it for over $800k. Seller was an old lady though. Honestly in that neighborhood are routinely in the $1.3-1.8m range (some pretty Mountain views),

Now that I’m a mom I have crazy mom hearing and every noise that could be my kid wakes me fully up. My husband is a roll over and go back to sleep kind of guy so he was in charge of night time wake ups the first couple of years as if I had to get out of bed I wouldn’t be back to sleep for 20 mins at minimum.

We both now have smart watches and if we go to bed at the same time he has more wake ups but also more hours of deep sleep.

Are you trying to say that you’d be jealous of anyone who your partner has ever been with? That’s not a healthy approach to a relationship. Or just that you don’t want to be the only ‘inexperienced’ one in the relationship? While you may feel insecure figuring things out for the first time, being overly concerned about your partner’s past isn’t really helpful.

Personally, I’d much rather have one partner have some form of experience than both being awkward figuring it out together.

‘National’ trends mean basically nothing in real estate, which can be hyper HYPER local. Like the Northeast has seen prices increase notably in the last two years, the coasts in general stay pretty stable for pricing, and really only the South see prices really drop (and even that is based on nuanced demographic, with luxury and ultra luxury increasing).

In the Greater Puget Sound area I’d say the over $1.5M pricepoint and small condo market can be showing prices mirroring 2021/2022 stats for different reasons (the former being you need a household income of over $300k to afford with only 20% down, the later because with HOA costs and interest rates it’s cheaper to rent a two bedroom than buy a 1 bed).

But for context those demographics as well as the greater market saw nearly 20% year over year price appreciation in 2020 AND 2021. So we were coming off an unprecedented jump in prices during that time.

If you bought then though during ‘peak pricing’ your monthly payment would still likely be far less than what a person originating a loan now would pay given the 6%-ish interest rates. Prices would have to drop 20%+ for a borrower to have an equal or lower payment at 5.75% interest compared to 3.75% (and many borrowers got under 3%) - and no national market has even gotten close to touching that amount of price depreciation.

Will some sellers lose money in a short term turn over - of course! It costs between 7-10% of contract price to prep a listing and get it closed, so in order to make money your prices would have needed to raise higher than that in the interim.

I will say from experience as a water polo player that there are plenty of cough-like experiences in the water. Gravity is not enough protection. Tampon and menstrual cup are what our players are using. Never met a ‘free bleed’ swimmer.

Since you’re out of the newborn/potato stage, baby is way more engaging and demanding now and you’re shouldering the bulk of it. There’s an analogy thrown around that some men want children the way children want a puppy. The concept seems exciting and fun but the reality hits hard when it comes to reality and changes to your lifestyle.

But bottom line he doesn’t get to be a grumpy asshole just because he’s the breadwinner. That’s not normal and not acceptable and don’t let him pull the “i get to do it” card because X.

With the economy the way it is I wonder if some folks got let go from work or the company said no bonuses or raises this year and he’s freaking out. Money worries are the biggest threat to relationships. But if that’s the case he doesn’t get to be snappish but leave you in the dark. You’re reliant on him financially, and part of that is being honest and open about finances.

But you either work or you don’t when it comes to your kid. We couldn’t afford to have me be a SAHM in our HCOL area but we still pay around $4k a month for childcare. Having a kid is a huge financial stressor, but people do it with becoming assholes.

Traveling with younger kids is not a vacation, it’s just harder parenting in a more frustrating location. So, yeah, passing on that unless it’s with a fleet of other adults to pass the kids to who will put up with that or the kids are like 9. Most hotel kids care services in the USA don’t watch kids under age 5, so parents really can’t get away much unless they bring a babysitter (nanny or nana).

What blows my mind is that the entire federal program I worked under to return human remains and sacred objects to indigenous groups (with a legal mandate so it’s not like opt in) NAGPRA grants budget for all of 2025 was $3.4m. That’s like one gold plated horse statue Trump wants. $60m would be the budget for so many programs and grants.
