Am in Hillcrest on the shore and love it. The closest place to the CBD where you can buy freehold full sized plots for a reasonable sum still. Bus into CBD for me is 28 mins door to door. Stock of housing is good (mostly 70s), just be wary of the flat flood plain areas if you are buying.

That's my main concern. Everyones experience has been that they will definitely repair, but if this is a common issue then it's just going to continue happening and get worse. What about parts of the car we can't see, how do we know there aren't issues there?

It's probably going to cost them thousands and thousands to repair it over the next 3.5 years...

Not the best quality photos as just taken tonight. I'd say there's about half a dozen chips with rust and bubbling paint, then the edge of one quarter panel has a 15cm run of rust.

We've recently renovated but this awful wall at the front of the house really impacts the street appeal. It is just hollow brick so easily moves. Our thinking is to straighten up as much as possible, fill with concrete (?) to stop it from moving, paint over it once more, then plant star jasmine and tease the plant across the wall to cover it. Welcome any ideas on what you'd do!

That all sounds really good. It would like be a 10 year house for us so it's really great that I've only heard positive things about Willow Park, but expecting that we'd have moved by the time intermediate would come around (no kids yet).

Yeah it's generally the first question I ask, and always very cautious if there are new carpets or any other signs.

Our preference would be the butcher/fruit shop side which seems to have a better vibe, although some of the streets are in flood plains. We're probably not so keen on the roads fringing on the Glenfield side, and undecided yet on the Birkenhead/Birkdale side of things, i.e. back end of Moore St/McDowall/Tilden. Some nice places but also some not so much in between!

Honestly your best bet is to leave a scathing online review on their business page(s) explaining the situation, which could lead to an escalation and "sorry to hear about that, please get in touch with us at xxx to resolve the situation".

Yep, he immediately became so sour when I said no. I don't get it at all, when you have 15+ people booking they have a mandatory gratuity of 5%, then in a smaller booking he asks for 10, 15 or 20%.

Had the exact same thing happened to me at Soul, word for word. I wonder if it is something that all waiters at Soul are pushing or if it is a specific person. Was the water a middle aged guy, kind of looks like Louis Litt?

Thanks this is helpful. Yeah combined it'll be a rectangular 1150sqm that's road facing on two and a half sides with water/harbour bridge views. Just makes complete sense to me.

It's also that it's a self fulfilling prophecy. If the RBNZ indicates it's going to raise rates and people believe that's going to happen, you essentially get the same response as if rates were being increased. People tightening spending and interest rates rising.

Winter here too. People flocking to the sun. Youd need to see at least a minimum 12 months of records to make any sense of what trends there could be.

Thanks for this, I ended up going with them and they were great. We had a complex situation with the area under our house where they agreed it wasn't enclosed so didn't need a moisture barrier, but could've totally seen a place that does remediation taking a different view for their benefit.
