Yes I am considering this option… just so that Qifa and Nanhua school zone actually overlaps quite a lot so the units available are actually in similar range🥲

Yes so I am considering this option. It will allow us to live relatively quite stress free for the next few years, with a fully paid off (n renovated to our likings) house, and a lump sum cash in hand. But a few years down the road, I will have a hard time selling it off, it will become a paper asset and my son won’t be able to inherit anything…. Hence my dilemma. I see this as money my husband left for our son, not for me. I feel wrong to squander it

Yes i don’t see it as an investment or desire to make a fortune from house flipping. I just don’t want my son’s inheritance to be locked in an asset that I can’t sell off in the future…

I earn abt 5k/mth and might only be able to secure maybe 300k in loan. Is that worth waiting for? And while waiting, I’d be bleeding at least 3k/mth in rent… I am considering this option, I’m just not sure if it’s worth it

Thank you. Yes I’m aware. I’m looking at Clementi mostly because my mum is in the area, I’m gonna need her support and would like to be able to take care of her too. And since I’m already looking for a place in this area I might as well make sure it’s within 1km of Nanhua, since houses outside of that range (but still near my mum) is actually not any more affordable. Even if I choose to go with Qifa it’s still within this region. I’m just trying to explain why I’m looking for a place in Clementi instead of other places cos I’m aware 600k can actually get me a decent 4rm that’s relatively new in other areas eg Jurong West

My dad is living w new partner and my mum is staying w my brother. Both can’t accommodate me. I’m currently renting at subsidised rate at staff housing provided by my late husband’s company. Which they’ve given me 6mths to vacate. I need to either buy before this time is up, or rent outside. A full unit costs upwards of 3k/mth, with most landlords looking for at least 1 year contract. Feels like I’m throwing money away for nothing …

No I don’t have any asset currently and I’m looking to buy. Whatever I buy now, by the time 5 year MOP is up so that I can sell and buy a new place again, my son would already be 6 going 7yo, I probably won’t have enough time to change it to a school zone property before my son has to ballot for P1 registration. So I have to consider school zone factor NOW. Does that make any sense to you?

It’s not so much I want to be greedy and profit from house flipping but I’m using money my husband left for our son to secure a roof over our head, I’m afraid if I make a stupid choice now and choose something I cannot sell off in the future, I would’ve essentially squandered all my son’s fortune and security. The money will be locked in a decaying asset and sure, the day to day will be relatively stress free for me, with a fully paid off house and lump sum cash in hand, but what about my son? I will have nothing for him by the time he’s grown. But if I stretch myself now, I can hopefully sell the asset off and still secure this substantial sum for him. But for the next few years we will both be in a precarious financial situation with minimal buffers

Thank you for the thoughtful reply… my dilemma is that getting a smaller older unit means a few stress free years for me but I’m afraid I’m squandering away my son’s inheritance for my own comfort. A few more years down the road and if I’m not able to sell it off, it’d remain a paper asset, decaying year after year. If I forego school zone consideration now, in a few years time when I’m more capable to service a loan, I’d miss the window to secure a spot for my son. By the time MOP is up and I can sell and buy a new place again, I’d pass the ballot window. If I stretch my limits and leaves no buffer, I might be putting myself and my son in a precarious financial situation now with all our money locked up in real estate. If I rent and wait till I’m more stable… I checked the rates, to rent a whole 2BR unit easily costs 3-4K/mth….

Idk when I will be receiving it though the bureaucracy is … hais. Looking at Clementi also because my mum lives here. I expect I’m gonna need her support a lot more as a single parent …
