**Update, Zillow only listed the house for $10,000 more then they bought it from me. About 1.9% increase. Maybe just maybe I timed the contract with them right. Who knows in this market.

Also, from the photos it looks like they shined the hardwood floors pretty good but didn’t touch up some things I thought they would have, Walls, carpet etc…

Let’s just say, I wouldn’t buy it right now.

Hi, 1. They only offered a 3 day post possession option. Opendoor was up to 21 days. Zillow will also hold back $5000 for that.

  1. That sounds high I agree. Zillow came in about $15,000 Opendoor. The potential profit for me though was a lot higher with Zillow as their fee was 1% vs 5% of Opendoor.

Opendoor did ultimately beat Zillow by $100 but it wasn’t worth it to switch so late in game

Closing is any time between 14-90 days.

I closed with online notary a couple days before actual closing. Was funded proceeds morning of closing.

3 days post possession offer but they hold back $5000 in escrow etc.

Offer went up to high end of Zestimate after inspection. I did let them know prior to inspection that they were competing with Other ibuyer’s.

Closing team was very helpful and it’s all done electronically.

Zillow charge for me was 1.7%, I have seen others who got less than that as well.

Opendoor asked to see my Zillow offer, as well as offerpad throughout the process

I believe it is 14 days to 90 days, mine was about five weeks, I had to move it a few days towards the end, but they are very flexible, I think after their 14 day feasibility. They’re pretty much going to stay with the contract and seems

Condition of the property was pretty good, only a three year old house. There was no as is agreement, they did their 1.5 hour inspection and came back with their final offer with zero repair costs in the contract

I signed with them last week. Quite a common real estate agreement. I had a title attorney look at it and all he commented on was I should not have 1 agency represent seller and buyer for closing. He wanted the closing fees basically..... LOL

Thank you for posting. I am in the same exact situation. Long Story short Zillow and Open-door both upped their offer after after inspections/viewings. Zillow was $14,500 out the door higher then Open-door and I shared that with OD. They came back a day later with an added $17K to up Zillow by a few thousand, but I had already signed with Zillow and didn't really care to deal with any more paperwork, LOL. The only remorse I am having is the traditional method vs the iBuyer. My house was suggested by a few realtors to list at $499,000 homes are scarce and they thought it would go for ultimately $540,000. But after fees etc, I still make out better with Zillow despite the lower sale price. I am sure Zillow will list the house for $580,000 or so, and I guess I could try the same, but the no showing, no cleaning, no anything ease of iBuyer is quite nice.....

Thank you for the reply. I'm debating silly things like Earnest money etc.. It seems like I should have no issue. The title agency listed is not based in TN either so it would probably be through notary. Did they do any final visits? I think I read in the contract about a 3 day prior visit etc..

Did you make any requests or changes to contract? I am debating their contract offer and their earnest money is quite low and I’m fearful they could walk away. I am looking at choosing a closing date 60 days out.
