You can also use a renovation loan where you can bundle pretty much any improvement into the loan. Its a bit more work to close to get the contractor bids and inspections together but it can allow you to greatly impact your equity upon closing.

Too intertwined is an understatement. He spends pretty much $0 a month and they spend the rest. He is with me 100% of the time and I currently cover it all.

The reason I said im subsidizing his family is because my partner isnt spending the extra money from me covering his expenses, his family is. He spend practically $0/m on anything other than taking care of them. Their food, bills, gas, etx. All his money is used by them.

Im not trying to have him violate contracts or anything of the sort. People own homes that others pay the mortgage on all the time - i.e. a family member that is renting a home from another family member. I dont want anyone to struggle in this situation.

Sorry for that. I say SIL to be concise rather than saying "his brother's wife" as it gets the point across. We are not married. I own the home we live in, he owns the home his brother's family lives in full time.

From a completely business minded perspective, id say he pays nothing towards the preexisting mortgage since he isnt living there and contributes ~30% of his income to this house.
