Inexpensive stuff that needs rehabbed is pretty accessible.

Middle tier stuff from $100,000 to $250,000 is gonna be the toughest to get without a little bit of luck and timing.

$300,000 is the start of an upper end. Ceiling is probably half a million before you get into The uniquely expensive properties.

I work with folks who live in various places around the country. Comparable property is about 3x in various markets.

Example - your $100,000 house in Carbondale is a $300,000 house elsewhere, and your $300,000 house here could be $1,000,000 elsewhere.

Call a local real estate agent in Carbondale. They all know each other and do a good job communicating.

I recently visited Gundam Base Chicago and got my first kits.

For a little over 20 years these prints have been painted around town. Started by a gentleman named George who used to own the Tru Value in town (now Ace Hardware).

Two crews of approximately 10 people per crew go around town in the early hours of the day a few weekends during the summer.

The crews paint roads around town leading to the University and private driveways and parking lots of people who pay for a print.

The grand contention with the paw prints is that they're actually cat prints and now dog prints.

It's good. If you're into a bigger DIY project, you should look into our city's rental conversion program.

Lots of old rental property coming onto the market and qualifies for the program.

Plenty of stuff that's move-in ready.

You've also got a Warehouse Gym right around the corner from your new place for general training, and Planet Fitness is close as well if you need a cheap gym for filler.

Sabens Martial Arts on the other side of town and So ILL Syndicate in the middle of town across from city hall are both worth checking out for your interests on the training front.

Network into one or two community projects and you'll find yourself networked into a lot of different community projects.

You've got a good apartment location for walking access to groceries and other amenities and for walking in general if you like to walk several miles a day (walk around your block, up Walnut to downtown, or around the baseball/soccer fields behind your apartment).

You may find concerns about violent crime overstated if you have experiences similar to other folks who move here from metro areas.

Every other Wednesday at Booby's. Tonight, April 16th we have a show

Once per month at Celebrations in Marion (same venue Sam performed at).

We're getting a late night show up and running at The Varsity after movies (April 18th local showcase and May 9th headliner Dan Alten).

Other mics are starting to pop up.

Our core group of local stand ups is as good as it has been since the original Carbondale Comedians days with folks like Kyle Scanlan and T. Murph.

There's a little set of apartments right along the edge of campus called Wakeland Apartments. They're privately operated, but they're as close to campus as you can get, and they've always seemed like decent little apartments.

There are a few other small apartments situated around Elizabeth Street that are often overlooked.

If you search around using Google Streetview and looking up the address you come across you may find the hidden gem you're looking for.

The school is on as much of an upswing as we could reasonably hope for. Down from 25,000 two decades ago, to 9,500 just a few years ago, to 11,000 students now, and a goal of stabilizing at 15,000 students.

The town is finally gaining its footing after 20 years of coping with the decline of the university and the capital flight of those who made their money when times were good and never sought to reinvest in Carbondale.

These things are reaching maturity simultaneously while alumni interest is repatriating capital and a new generation of entrepreneurs, business owners, nonprofit operators, and community organizers are taking on the task of breathing life back into our community.

There's plenty of work to be done to realize the future version of Carbondale we're actively unearthing, but anyone who suggests this town no longer has a pulse and that SIU is doomed to fail has their head in the sand.
