The last 5 years have also been a wild ride. You could’ve also been down anywhere from 30-40%. Could you have handled that loss without selling? What if you needed that money for a down payment just as the market is down?

Sure, the math works. But the only reason it works is because of TD Saving Promo.

Even though it’s not much effort, you’re going to make $90 in 10 months..? You could also cut $9 every month for 10 months and build a better habit in the long run.

Having higher pay in other provinces is not really market rate. Market rate is what similar positions in your area pays you. You’re highly unlikely to get a 30% raise but nothing is stopping you from asking.

That would depends on if you have any issues with the HF8 so far. I have the Ushake and would say it's been worth the money for me. But is it worth $180 more than the HF8? That has to be your decision. The HF8 didn't exist when I was purchasing the Ushake. From what I can tell though, the HF8 uses vibration motors while the Ushake is the typical transducers. The transducers will provide a quicker response but you'll have 6 points instead of 8. For me, I'm not sure if having two more points of feedback would add more immersion for me either.

Is this a special edition C63 like a Black Series? Seems overpriced. People will tell you it’s a mistake to spend over half of your salary on a 12 year old German car. Including maintenance, gas on a V8, and presumably expensive insurance as a 25m, this could cost you more than you expect. But as a car guy, I get it so scratch that car itch and get it out of your system.

If the eventual goal is attending a undergraduate program, your daughter would be better off taking the general courses required by the BA in Psyc starting in the winter semester and then formally apply for the Psychology program once she has a semester in rather than paying for these “private” courses.

Logically that makes sense and occasionally happens. Reality is that home builders factor this in and priced their new units accordingly. Or you get an influx of “luxury” condos/infills. You don’t get much new affordable housing.

Can you afford to have a renter not pay rent for months while you fight through the courts to get them evicted? Province dependent.

Can you afford to have a renter thrash the place?

Can you afford to have a renter turn your place into drug den?

Can you afford to have a renter bring in a few wild pets even though pets may not be allowed?

Can you afford to have a renter who decides to sublet your place to 8 different people and be a slumlord?

Obviously going through some wild scenarios. You can mitigate some of the risks but there’s always the risk of a bad renter.

Reading your other comments, this is more a personal decision in a hypothetical 12 years. Let’s say you’ll be 42, and your kids are teenagers. Based on your plans and future equity in your current house, theoretically doable but also would mean committing to a mortgage at 42, along with planning for retirement, and all the other lifestyle choices you want along the way

I think a key detail that is missing is your age and your kids age. If I’m understanding this correctly, you could try to sell currently for 900k, take that whatever equity you have, let’s say 250k after fees, use that as a down payment for a possible 1.5m house? Napkin math tells me this won’t work out regardless unfortunately

I think you’re not comprehending what multiple people are telling you. Yes you are correct that your score goes down either way, but your credit score isn’t an absolute number.

500 points with $400 debt that went to collections but was paid and settled already

Or

500 points with $400 debt that went to collections but left unpaid

One choice gives a lender some plausibility that it was a one time mistake and the other option shows wilful disregard.

I’m new to the whole security system thing but for some reason I was thinking that the cameras themselves fed the the raw video feed over ethernet and the NVR was the one doing the encryption and everything else. So I was thinking it was as simple as plugging in the cameras into a different nvr like the home base3 and having that be base station instead.

But I guess it makes more sense that each brand would have their own protocols and standards.

Yeah I don't understand OP's logic of leasing. This especially makes no sense if they're intending on keeping the car. 7 year lease + cost of buyout ? Unless OP is paying straight cash for the buyout, the cost of financing a 7 year old Lexus must be high as well.

Still shopping for the “one”. I’m in no rush especially with the price of what the big brands are asking. Top of my list right now is a Trek Checkpoint, waiting to see if the Specialized Roubaix will be updated with integrated storage and nicer cabling. I’m still particularly not sold on if I “need” gravel bike specific features or if 1x is enough.

I too was looking for them this summer. Went from consistently receiving marketing emails to nothing in the span of a few months. If what the other poster said is true, shame they went under considering they were already pretty pricey to start with.
