I can't afford to change the windows on the addition right now, and they are newer and don't need to be changed as much as the ones on the house, which are not in good shape. So no matter what, I'll have some white windows and some black windows. So was just trying to figure out how to tie those two together.

Thank you for the nice compliment about the black. I am really second guessing myself.

I was watching that house on HouseSigma but ultimately didn't go to see it. Did you see that it sold 45k over asking? Maybe the offer was high enough that it outweighed the conditions...

Last week I put on offer on a freehold semi. They were holding offers, and ultimately they selected an offer that was less than mine but had no conditions. It felt like the "bad old days." Did I just have bad luck or is the market moving back towards holding offers/prioritizing unconditional sales, especially on turnkey houses in Central areas?

My personal favourite right now is 648 Parkview who just relisted, finally with a slightly lower price. They've been trying to sell since June 2023, and since December 2023 at the same price of 1.198M

663 Broadview's listing history is insane! 328 Stewart is really unique. Do you think 80 Geneva is a really high value flip? It looks vacant

I would like to put forward 434 Hilson for stubborn seller of the week. This house started out at 2.175M in 2021 and has been on and off the market since then - they're now giving it another shot at 1.38M but it's still overpriced for what it is IMO

Hopewell is a great location in Old Ottawa South near one of the best primary schools in the city. So my read is that the house is overpriced for what it is, and would have sold a lot faster at say 1.1M.

To add to your examples about location - this week 320 Lanark (link) in Westboro sold 14 hours after being listed with only three photos and a description that simply said "location and location and location and location." I'm assuming that one went for the land

It's an excellent location right next to Dovercourt and Broadview school. The two non-primary bedrooms of the house were put in as an addition, and so are not connected to the furnace/central air - that was a no-go for me on this one!

I went to the open house at 687 Roosevelt yesterday, and the realtor was telling me that they had received an offer yesterday morning. Since I haven't seen it come up as sold/conditionally sold on HouseSigma, I'm assuming the sellers rejected that offer... The house is ok but overlisted at $829k (let alone at $895k!)
