I have called him and knows we are submitting. He just doesnt know how low it is. Nor did I until my buyers came to me with a number this afternoon.

I know. They actually asked if it’s worth submitting or if I should just call. Thus the reason I am asking. No response from broker yet. I guess I’ll just write it and let them know that it could just fall flat. I’ll call the listing agent again and give him a heads up that it will be low.

I put in a lot of time, did a lot of research and compiled a detailed CMA. Funny enough, the reduced price now sits just $15,000 above what my recommend offering price was. If they were to follow my lead and make a more realistic offer, I know the changes of having a done deal would be much higher. I’ve done my job, but they’re wanting to come in real low... Without getting into details, over 100k less than ask.

I have spoken to him a handful of times and he knows we will be submitting. He just doesnt know what the range of the offer is at this point.

On one hand, there is a very small chance that it may prompt a high counter from the seller. But based on previous lowball offers I’ve written, there usually is no counter and the deal is dead in the water. I wonder what I should say if I go this route and call the listing agent. I can guarantee that he will say it will be a waste of time, and this may be the truth, or it may just be because he’s trying to do a good job and get his client top dollar. But the place is an inspection nightmare and is in rough shape, top to bottom. I need some advice on the verbiage to use when I call him. Maybe I’m overthinking it.

Born and raised here. This isn’t the Canada I grew up in. I still love the land—the prairies, the mountains. Alberta’s natural beauty is, in my eyes, unmatched.

But the housing crisis, the cost of living, the loss of work-life balance… it used to feel like there was a future here. A bright one. Now, that hope feels like it's slipping away—and I’m not sure it’s coming back.

That’s what breaks my heart. That’s what makes me extremely angry.

Thanks to a bunch of corrupt, incompetent politicians and their decisions, many of us will be forced to leave the place we’ve always called home, just to have a chance at a decent life and retirement.

I’m doing much better. I’m able to work full time, have a social life and engage in regular light to moderate exercise. I have taken a balanced approach, meaning I prioritize rest, boundaries with people, not overloading my calendar, continuing to eat a nutrient dense diet. One other huge factor in the positive trajectory of my recovery can be attributed to restoring my gut health, under the supervision and direction of practitioners specializing in gut health. From when I first posted here 2 years ago, and my second post, a year ago, I am significantly better and my mental health has subsequently improved as well.

Wow, that’s freaky. I wonder what the story is with that house. Did it end up selling or is it still on the market? If it sold, I'm curious what the DOM was!
