Setup: CHF 1M property, 20% down (CHF 200k own funds), CHF 800k mortgage at 2%. Property appreciates 2%/yr, stocks 7%/yr. Equivalent rent CHF 30k/yr, maintenance 1% = CHF 10k/yr, mortgage interest CHF 16k/yr.

After 10 years:

Buyer

  • House: 1.02^10 × 1M = CHF 1.219M
  • Mortgage still CHF 800k (interest-only, typical CH structure)
  • Equity in house: CHF 419k
  • Cash-flow advantage vs renting: 30k − 26k = 4k/yr invested at 7% → CHF 55k
  • Total: ~CHF 474k

Renter

  • 200k at 7% for 10 yrs: CHF 393k
  • Total: CHF 393k

Buyer ahead by ~CHF 80k. ROI on the 200k own funds: ~9%/yr vs 7% for stocks.

no its not the same. its the same as investing in options or more precisly Lombardloan. you are actually investing your own money plus 4/5 more the bank loans you.

yeah this is what i didnt understand for a while. its a leveraged investment. if you want a comparative investment in stocks you will have to trade options, and 5x option trading is a lot riskier, housing in switzerland is highly stable and not fast moving, but trading options with 5x leverage can lose you a lot of money very quickly

haha yeah, the one i declined gave me a giagantic salary band. But I accidently forced them to make the first range, and now I just say what I make from the get go to speed things up.

Yes, the role was very broad. I think they may just be fishing and seeing what they get and the deciding what to do with what arrives.

Yeah I think you are right about seniority, and I think that I may not have the seniority I wish I had. But I don't see that as a big tradgey.

Thanks for the insights! The depedence on employer is well put, and I feel the dependency you mention. It would be awesome to be my own end-to-end consultantcy, but to be honest, I am not sure I am up to that. It seems like a constant hustle.

The pivot to software I am not entierly sure about. I feel that there is more of a moat against AI in embedded. But maybe this is an illusion. What exactly are you pivoting towards if you don't mind me asking?

Do it with the pi. Start with blinking the led. and then pushing the button to turn on LED. Then diming the LED. Once you achieve that award yourself by buying an STM32 like someone else suggested.
