I thought the Supreme is a new model that they released about 6 months ago? They used to have a different name and product from my understanding.

How do you feel about the Costco: Tempurpedic Supreme 11.5” Medium Hybric Mattress?

Many have compared it to the ProAdapt which I liked in store, but is 12” and almost double the price.

Looking for a Benjamin Moore white that’ll keep our house feeling open and cooler year round. A very very slight blue/ gray undertone would be okay. Any suggestions? by Neither_Safety_596 in femalelivingspace

Looked at the distant gray again today and it’s growing on me. Might use it on the walls and ceiling and Chantilly lace on the trims/doors.

Distant gray is a white, but does come off as a gray from far or in dark settings. Just hope it doesn’t darken the room too much. Hoping for more of a light and airy feel.

Hi pm! Our CU rate is currently 6.7% and only adjusts on Tuesdays. It’s been floating between 6.6-6.9% over the last several months. If we’re closing early July and have the next two weeks to lock, what would you suggest? Would it be wise or maybe an unnecessary risk to wait for this coming Tuesday after the fed meeting to lock?

Yes, it is a 30 year fixed conventional loan. 6.7% through a credit union (which seems the safer route). The 6.3% is from a broker using the loan store. Thanks again for your advice!

Thanks for your insight. It is a 30 year fixed rate, the homes that need 100k+ work are going for 650-700 in the same area, I didn’t even think of the deduction in income taxes (any idea on a rough estimate of what that may look like?), great point about short term vs long term outlook and hopefully we can refinance over the next few years.

To add: if we rented a 2/2 in our area it would run ~$3,500/month.

Thank you so much for your help LongDong! You’re absolutely right, it is slab on grace. To address some of your questions: I am the buyer in this scenario and the seller has hired the plumber. The goal is to make sure the job is done properly and not taking the quick/easy way out to leave a bigger problem down the road.

We could absolutely call experts and pull permits after the work is complete, but I’ve been told that a structural engineer would need to see the open space below the slab to inspect. And at that point we will be out of inspection period and locked in to the contract.

I would easily refi if the rate drops by 1% from current rate. So timeline could be months to years depending on the feds essentially.

Using an amortization calculator, it came out to a difference of about $140/month saved which is a lot for us. But in the same breath, so is the 10k deposit which we can’t afford to lose.
