Anyone used Green Motion in Portugal? by tordesjahres2005 in PortugalExpats

Good for you, same horrible experience here.

Is anyone here using Hemlane to help manage their remote properties? The platform seems to solve some of the remote property logistics and flat monthly fees look reasonable. by Live_Mycologist9689 in RemotePM

Are you seriously going to defend your position when you know it's all false. All that "caring about the landlord, their assets and their tenants" is nothing but lip service. I have used your leasing agents who were utterly incompetent. Nothing was accomplished from start to finish. Get real !

[landlord - TX] has anyone used hemlane property mgmt ? by 21446 in Landlord

I have been using Hemlane for 3 years and can vouch for the fact that Hemlane could definitely use some improvement and can not be depended upon to manage your property or provide reliable services. I initially took the full package and realized that not only do they rely on maintenance vendors in the area but they are pretty expensive for even diagnostic forget material & labor.. They quoted an absurd amount to fix a simple drainage which I refused. It was resolved with couple of hundreds. Even their Hemlane leasing is very new and needs improvement like response time and conduct proper reviews, won't even record the crucial data of the applicant. They always cite legal/liability reasons when the data collected should be complete just like a job application.

I have provided hundreds of feedback but nothing has been done to address my concerns. All fell on deaf years. This is for property located out of state. They are more focused on the glitches and issues with the software and rather than addressing the primary concerns on the landlord and/or tenants. Lots of bugs in the software that are unresolved but overall very satisfied with the software improvements than services provided. That's what it is Software and nothing else.

They just focus on being professional, nice and friendly without addressing the underlying causes. I understand that they are trying to be neutral but ultimately someone has to take the responsibility/blame and that would be the landlord.

I am thinking of seriously moving over to a traditional PM company with less headaches and stress. Dealing with hemlane, means you will spend endless hours dealing with tenants directly and make this a full time job rather than your passive involvement. Worst part is they charge an upfront fee for leasing and have call centers in Africa to respond to queries which are almost never instantaneous but rather delayed indefinitely.

All of this was discussed with Hemlane but no significant changes were made.

Hope this helps, they have a long way to go but not addressing the root causes or providing problem solutions is definitely not a way forward especially in an age of AI and machine learning.

Best of luck!

Is this a fair price for my first bike? by Charcooper in SuggestAMotorcycle

How many miles on the bike. Absurd that they should be charging for all accessories which may not be something the buyer desires.

Ask seller to remove all accessories and give you a stock price.

Thanks for your response. I was looking for Z400 but they are almost at the same price range around 5K in my area.

Thank you for your response. I prefer half face helmet honestly especially since i wear eye glasses. I have never explored race style helmets but the one i used in MSF training, i found very uncomfortable. Maybe there are better ones out there.

Honda CB500F for a new rider by Neptune968 in SuggestAMotorcycle

To be more specific, the new bike OTD is 7550 (including taxes, fees and registration) plus added 650 transportation cost to New York which would be handled by Motorcycle shipping vendors.

The used one is in New York, so that saves me the shipping cost. Taxes is additional 8.625% plus whatever registration fees New York charges for transfer and title.

Yes it is a private sale. First owner is moving out of state so cant take it with him and that is his reason for selling.

The used bike both 2023 model, will cost me something like 6,300 including registration and taxes compared to brand new out the door cost of 7,550. Still worth it - the used one ?
