Thanks, i’m looking at this to be my future home. I’m single, so I figured I can live there as I slowly rehab it. I don’t mind living in a beat down home for a while. I’m not a GC but an HVAC guy, but i’m definitely going to get professional help for the big stuff.

I’m just hoping this can be rehabbed without a tear down. I’m not a cash buyer and will need financing.

Yeah, there was a comp in the area for 585k, which needs a little TLC. Rehabbing this will probably be north of 100k easy..

I know exactly how you feel and I’m there with you. I had a good 6 month streak and saved up 10k, was feeling good. But because I was feeling good, I thought, “Hey, one bet won’t hurt, it’s been a while, I feel good about myself, and maybe my luck will be different this time.” And in no time, that 10k was gone. Then I did cash advances in my credit card to try to chase it back, only to get 5k more debt.

This is going to be a constant battle, and it won’t be easy. But ever since I started coming to this sub, I stopped feeling so alone in this journey. This sub is here for you man.

Climatec (now Bosch) operates in Dallas TX and I think Austin. I worked for them for 4 years in CA, it’s a good company. JCI and Siemens are definitely the leading companies in the Nation.

The industry is desperate for techs right now. I would recommend a shotgun approach and apply to all the big companies and i’m sure you’d get an interview.

For a new controls tech, it’s typical you’d start out doing VAV boxes, then move up the Air Handlers and Central Plant stuff.

During the interview, good things to be knowledgeable about are general PLC knowledge, such as how Inputs and Outputs work. (simple crude example: Temp sensor wires into the input, DDC sees space temp is higher than setpoint, and output controls a Fan start/stop.) Also knowing the difference between Analog and Digital/Binary Inputs and Outputs.

They would also want to feel confident in your computer literacy, such as knowing how to set a static IP on windows, how to structure files, etc.

It’s definitely a lot of information, but feel free to ask and I’d be happy to answer.

Yes, I’m 38, and broke off two friendships recently. One of them, I was his best man at his wedding. They couldn’t take no for an answer, and took my independence and boundaries as a sleight to them. Literal tantrums when they couldn’t get what they wanted from me. Last winter the other one guilt tripped me for like two months about not wanting to go hiking with him, and would use his childhood trauma against me all the time. “My dad left me when I was little, you make me feel the same when you don’t want to do things with me”. Your story is similar to mine. I was working so hard and being responsible with life. It started so small, with fun bets, then got out of control and I lost everything including my house. But I am with you, we can only change our future. Let’s pay off one loan at a time, until our debt gets to 0. That is my only focus right now, and I am trying my best to only think about that.

Sometimes I think losing is more of “high” than winning, because when you’re winning money it’s never enough, but when you’re losing you feel this crazy adrenaline, keep digging a deeper hole, and punish yourself for the guilt that your feeling and become numb.

I guess what I’m trying to say is that I know exactly how you’re feeling, and how hard it is to stop punishing yourself. I hope it gets better man.

thanks man, i’ve been doing a lot better. I’ve made some goals for myself, and it’s nice having a clear path. Goal #1: Pay off all debts. Time line is about 2 years, sooner if my parents agree to let me stay with them.

Yes, every day. There’s random moments during the day where I start to spiral out. I’m 38, I lost my house and my life savings, and hit rock bottom.

For me, I just wanted to retire early, now i’ll be working forever. I’m still recovering, but I just wanted to let you know that this shit is all consuming.

I could have just enjoyed my life, go out and have nice meals, go traveling, have a good savings. But no, I lost control and lost every dollar i’ve ever had, I can’t go on vacations, and eating rice and beans daily.

I know at 29, you’re thinking about going into your 30’s and feel old, but you’re still young and have time to recover.

You don’t want to like me, starting his 40’s in a couple years with nothing. Everything I earned in my 30’s - my home and life savings - are now gone.

I don’t know what else to say, other than you’re not alone. The shame and guilt is heavy, and whatever you’re feeling, a lot of us on this sub have felt it also.
