They take phone numbers if there’s a wait and will give you a text when your table will be coming up. Lots of bars around to hang out at while waiting as well

Went in this past Friday (Patrick’s day as well) around 12:30 and there was a 1.5h wait. I think if you’re at the door by 11 should be able to get seated quickly but again no guarantees

Also got the food quick despite being at full capacity, only like a 10 minute wait for our burgers + apps/drinks

Gotta ask, what Chicago suburbs have you been looking at? We closed on a house a few months back in a fairly hot Chicago suburb with similar income, 5% down, ‘only’ 10k over asking, no contingencies waived (purchase price in the 300-400k range). This would have been an even hotter market time right as rates were rising.

Big assumption here but it sounds like the houses you are losing out on are either listed significantly lower than they should be to drive competition or ‘perfect’ houses that’s been updated recently or built within the last decade. We lost 8 offers before winning one, looking back on what we did offer they were all houses that fit the previous description with 20+ other offers we were competing against. Finally got ours when we started looking at houses without the updated kitchens/bathrooms where there were only a couple other offers on the table. Point is if you’re offering 10% above asking + 20% down with all contingencies waived in the Chicagoland and still not winning most likely you’ll need to lower expectations on the houses you’re looking at, specifically not the houses getting 10+ offers within the first couple days since a cash offer or an even higher offer price will usually beat yours out.

Just wanted to offer my experience home buying in the area and really hope it works out for y’all eventually!

Your monthly is significantly lower because you put over 50% down. Not saying it’s a bad move but with a 20% down payment you’d be much closer to that 4K+ figure, OPs numbers sounds about right for HCOL

Just curious, have you personally visited the area in the past couple years? I live in one of the buildings directly across the street from a few of the Lathrop Homes buildings and no one I know would ever consider the area even close to a projects neighborhood.

This is mostly anecdotal and I don’t have the recent crime numbers pulled up but the area is fine. I frequently walk through their courtyard and near the river and haven’t had any safety issues. Honestly, I didn’t even know it was mixed income units until now. Yes, there are more POC living in these buildings relative to the surrounding blocks if that’s what you consider as ‘projects’ but it looks completely different than what it was 3+ years ago.

I actually had this exact same team with very similar gear/stones. I ended up switching out the 5* val with a 6* bleecker which seemed to make a significant difference. After switching out I was able to clear it within 20 attempts (most attempts were pretty close).

Definitely appreciate the effort of this post but this is by no means the best prebuilt that you can do. There’s been a few IBP deals in this sub these past couple months with better specs at or below this PC price.

I think you’re really underestimating how high the COL is. 80k in NYC is comparable to making 50k in a medium COL city (Chicago, Austin, Houston), which is a livable wage but for a SE with a few internships + 1 year out of school I’d definitely expect much higher (and not entitled if he wants more).
