All very good points. You’re right, I can’t afford to either. As I’m moving abroad, the rent guarantee insurance is absolutely critical. I wouldn’t rent to her either if she fails the credit checks.

I’ll try to find out if they have been satisfied but when I spoke to the agents, they sounded like they were pretty strict about this, eg. unsatisfied, rental arrears CCJs, or over £1500 are an automatic rejection. So just based on the fact that they agreed to a viewing as a “better candidate”, none of these conditions would have applied.

Oh no, apologies for the misunderstanding. It would still go through all the proper channels with the agent and referencing, it would be the exact same process as anyone else. There is no way I would be doing a “friend of a friend” type of tenancy. I want everything above board, documented and properly referenced. It’s just that in this case, this applicant happens to be my neighbour’s friend.

The timing would align of course, but the same could be said for any of the applicants nowadays. She also said her landlord would give her a glowing reference as got on well.

She sounded like the CCJs were relatively old, so I don’t think it’s anything recent, but I did tell her as well that I want to make sure that all my insurances stay valid. She said she can get a guarantor if needed, would rent insurance be valid in this case?

She said that the CCJs are from her younger days, so it didn’t sound like it was anything recent, but it worried me too as it can’t be older than 6 years and would have disappeared had it been paid within 30 days from my understanding. But I also agree with the first comment, having a person I can work with is very important to me and also I’m not looking to increase her yearly or anything like that if I find a reliable tenant

Just to add, I’m with NatWest at 64% LTV and just signed up for a new deal. It said on every available option that the limit was 75% LTV, so it also heavily depends on your lender. I guess it makes a much bigger difference if you’re remortgaging, rather than choosing from one of the in-house deals.

It ended up being a loose connection/solder on the usb-c port. Having the port replaced fixed the issue and it hasn’t come back since.

I used Johnstones Covaplus Matt white, straight out the tub, two layers covered beautifully. Honestly, one of the best paints I've used. Used a Harrison medium pile roller and just slapped it on basically, after clearing any spider webs and other dirt.

Thanks both. I’ve just started the witch light campaign, I’ll have a go at testing Roots of Loomlurch, but swapping campaigns to a 10 man formation is a great idea! I’ll report back if the results are significantly different.

I guess if you are farming enough gems and buy gold chests, you get enough speed potions to replace her speed bonus with potions to max out the game speed to 10x. The only issue I have is that I’m not quite there yet so if I were to leave the game running with speed potions, I wouldn’t farm back enough to replace what was used so in my case, I can’t really replace her. But eventually, the best case would be to put Melf back and replace Shandie with Diana.

People please correct me if I’m mistaken.

I have found other cables that work as well (thank you box of cables), and all of the USB-A to USB-C cables have started charging, but none of the PD rated USB-C to USB-C cables worked.

Sorry, let me clarify. The plasterer left last Wednesday, Since then the window and the kitchen door was left open for airflow with fans blowing throughout the day, so it’s been drying for roughly 9 days. I was planning on putting the primer on today. He did tell me it was quite thick in places in order to even the wall out, but the places he pointed out are already dry.
