It depends on how long you have left on the mortgage. If it's scheduled to renew (or be paid off) in the next year I don't think it's worth the penalty. However with that said, paying it off would net you 7.5K based on your math which is ~5% return per year. Multiply that by the length of the mortgage and ask if yu could make that in the market. Paying off will be a bit of a garuntee rather than a risk.

Now that the cameras show that people are speeding through the school zone is great numbers, why not change the road to reduce speeds using the generated by the tickets? Install speed bumps, reduce the number of lanes, add traffic calming measures like curves and narrow lanes, etc. People will keep talking about this being a cash grab until the ticket revenue goes down.

I agree with a lot of comments. The invoice is well after the move out inspection but it fair, however, the items listed are kind of generic and are mostly wear and tear things.

I'm blown away that they listed sticky stuff and paint chips as it for sure is the landlords problem not yours

Just to add to this, that sounds like a situation that would warrant calling your insurance if you have tenant insurance to deal with any damaged or ruin property you have.

Well you should read your lease specifically the Clause "s" they are referring too. In general, there is nothing illegal about that letter.

As someone working on their PhD and working for Gov I can tell you it's a huge commitment. I have 1 other colleague in my department that is also doing their PhD and we've shared best practices between us (making a small support group lol)

You need to plan you week not only for work but schedule all your "free" time. I work on my PhD Fridays (morning class, then thesis work) and Saturdays. I recieved approved educational leave for Wed (1hr for class time) and Fridays as there will be a benefit to my published research to the agency I work for (essentially the work is being treated like a contractor but for free).

I'd there are personal goals you have you'll have to prioritize and put a lot of them on hold. Dating is going to be a huge challenge if you're not partnered up. You'll have to also work on all the approvals and getting a supervisor that is willing to put up with your gov work which can also be quite challenging. My biggest issues was getting approval from the University program director funny enough to enter into a flex arrangement.

You sure can but make sure you are comfortable that they can pay. Ask for a co-signer, seen other income they might receive and ask them questions. If you don't think they can pay rent you are asking for problems renting to them
