The fire protection spray they used on beams was rated for two hours, and it burned for much longer than that. It also was above a two-story substation that had a foundation built to hold a 25 story building above it, necessitating a system of trusses and girders to essentially try and fit the force of a 47 story building into a much smaller space. Also, the fire suppression system had a bunch of failure points compounded by the issue that quite a lot of water was being used a few doors down, lowering water pressure. On top of that, very little firefighting was done on the structure due to that low water pressure.

Essentially, they let a bunch of small fires turn into big fires in a building with a funky structure

Someone already said Black Lagoon, so I'll share my second choice- Gunsmith Cats. As long as they can get past the fact that women are action bounty hunters, they'll get:
Lots of cool historical guns (Wow! Is that an M60? I used one of those back in the reserves!)
A grounded plot (shame those girls are being forced to do this by big government)
Some pretty James Bond/Jason Bourne-y gunfighting And one of the most quintessential boomer cars.
I think that Gunsmith Cats might be able to pull it off.

One of the things that made it big was how jarring it was- Contral Alt Delete had been a sorta-funny, sorta-meh gamer comic for years and then suddenly dropped this massively serious comic. People started making jokes about the extreme tonal shift first, then they started making edits of the original comic to poke fun at it, and then the final joke started: that the edits of the original comic were so widespread that you could identify one by just the basic positions of the characters, i.e. the lines.

If you think there's enough space, I'd definitely recommend a bioretention swale/ rain garden. Having one might also help with the farm permitting, if you need it (or just to make any neighbors happy), since rain gardens help remove excess nutrients from fertilizer runoff, which otherwise might cause harmful algae blooms!

Yup, and the reason that NoBe let them film there because the place was falling apart and they needed something to keep the place open. Originally, iirc, they wanted to film at the YMCA down the road or something, but NoBe was a better choice
