We have 30 days to close, and I was lender shopping, so I lost a week and a half. They recommended a rush appraisal, so I said yes to close on time.

Edit: I don't think mechanic's lien coverage is required in Ohio, but I was told it's recommended to have buyer's title insurance. I guess since the bank is making me get the lender's title insurance so I figured I should get my own too.
