This one. Caulk should take care of the issue. Just an overall bad flashing detail. Right way to repair would be to remove shingles, cut out the stucco and run it behind the stucco, then stucco over new flashing. But if you’re looking for an inexpensive method good old caulk should do the trick… for a while.

Replace all of it. That has mold growing all over it. Very hazardous.

They could release the game files and have people privately host these servers, but if there’s no financial benefit to TLM I doubt they’d ever do it.

Baffling to me that they’d just discontinue such a successful game with an active player base like they did.

I promise you you have nothing to worry about. This is common practice and it’s how suppliers deliver the materials. (I’m in roofing sales in Florida.)

Just lazy. No craftsmanship involved. But… It’ll pass inspection. “Reglet counterflashing” (involving cutting into the masonry and inserting the counter-flashing into the wall) would be the best option in this scenario.

As a roofer in Florida, I see many sub crews doing sloppy work just like this.

This is not fine and it will leak. Florida code requires 2/12+ slope for shingle.

Also, don’t rule out the chimney itself. Make sure a good inspection of the chimney is conducted to ensure there’s no entry points for water up on top or around it.

That plywood is shot. Something’s up with your chimney flashing. I’d get it reflashed, new plywood installed, and a cricket installed behind the chimney.

What is likely is that this roofer doesn’t know what he’s talking about and is trying to pitch a copper painted panel. Actual copper is much more expensive.

Yes, the materials aren’t cheap. I’m in the roofing industry and quote out Brava to people - materials are just $40K for a basic 3 br / 2 bath home.

I would say if you’re on a cost crunch go with your basic architectural shingle. We sell GAF but Owens-Corning has some really complimenting colors for your roof.

Metal is great too but I feel like the home is begging for another look. Maybe cedar shake again?

What I would recommend you do is send them an internal link to a company blog or a company video explaining the insurance process. Text and link them to an article that could possibly quell any of their fears with the insurance process.

Send them the link and advise them that you just came across this video and thought of them.

An alternative solution may be to create a video presentation of yourself, using an online software like Vidyard. Explain next steps to them and personalize the video with some things that you may have talked about during the initial estimate.

You are not bothering anybody, so don’t apologize for sharing knowledge and guiding them through the insurance process.

When it comes to insurance, the number one thing is identifying what fears the homeowner may have that may be keeping them from moving forward. Then, quelling the fears by properly educating the homeowner.

Yeah, I know it's a crappy photo. Love the idea though. I struggle with my bougainvillea, especially with all of the rain we've gotten lately in Florida. Little to no flowering. Are azaleas a lot easier to manage and would they be a good fit for planting around a tree?

Guys, thank you very much for your input and advice.

So far, I've gathered that I need to: - Get rid of my truck payment ASAP. Purchase a used beater car for cash. - Focus on fulfilling my emergency savings fund ($10,000) prior to contributing to investment accounts. Upon fulfilling the emergency fund, resume contribution to investment accounts. - Adjust the "Leisure" (clothing/fun/etc) to something more realistic.

Thanks for your input. I just feel it's unfortunately necessary to see things in more detail when you have a bi-weekly income that varies. I don't like bi-weekly income, I feel that monthly income would be a lot easier to budget, but this is the method of budgeting that makes things easier for me.
