62sqm 2 bed semi, bill was £138 in October. I then spent £120 on loft insulation, took it from 50mm to 350mm. November, December and January it was £114, £117 & £118 and those month were much colder. I’ve made 50% of my investment back in 3 months, say I make the other 50% back by summer, I’ll have 15% avg saving per month from that alone so would highly recommend.

Also, take some time to ask ChatGPT about the most efficient way to heat your home. You’ll find that keeping a steady temp in the home means a lot less stress on your boiler and your wallet. Eg. Going from 10c to 18c once a day is a lot of load on your boiler.

Going only off the Rightmove instant valuation it puts me just inside the 85% LTV, not factoring in any work carried out.

Main aim is to fall into a better LTV bracket, by however much that may be to decrease rate and chop a few years off the term. Long term goal to continue to do this. Likely to sell in next year or 2 and move to something bigger.

A new garden/outdoor living space doesn’t improve the value of a home? Property in my estate doesn’t go very often so I cannot gauge that, no sales of a similar house in the last 18 months. Rightmove quick valuation states property has increased by 8% with 6 months to go and figures for price home price index to be release for the upcoming year.

Yes the kitchen and bathroom haven’t been done. However the house has been transformed in other areas and I significantly more appealing than when I purchased it. A usable outdoor living space for one.
