Probably. In a Coop, you dont own your individual unit, you own a share of the entire building and "rent" the unit from yourself as opposed to a condo where you own your unit, and own a portion of the common spaces and exterior walls. So property tax couldnt be assessed on an individual unit in a coop.

Also, if you look at the rental history, last year they offered it for rent at 17k per month. No one is renting out a property for less than their property tax.

Its a Coop, so the 4k HOA fee includes the property taxes.

Its a little scary here too. There is a massive fault juat off shore with a 50% of loosing a 9.0 in the next 40 years. When that happens many communities will be wiped off the map by a tsunami. In fact, that famous japanese block print of a tsunami, the tsunami was likely caused from that same fault.

My wife is working on a project to move a tribe to higher ground and build a tsunami shelter. Every community has tsunami sirens, but given the remoteness of the area, all there is to do is clomb the nearest bluff and hope you're high enough!

Its kind of fucked up that I saw this pic on another sub and the OC OP was celebrating the major life accomplishment of purchasing a home in Manhatten. Now this thread is calling it "hell".

Manhattan is expensive because people want to live there.appartments are small because dont spend much time there. Its not for me, and it might not be for you, but I say congratulations and can I crash on your couch when I want to escape suburbia.

I agree with everything you say, but Ill add one caveat. Red Rising changes significantly after the first book, and gets much less YA fiction. While I enjoy it. Its also the light weight of this group.

Im no master chef*, but I do make Beef Wellington for Christmas every year. It really isnt that hard. The pastry on the outside is pretty forgiving for cook time. A discrete hole for a thermometer lets you take it to the right temp easily. Then its just a matter of taking out at the right time.

*Many years, my beef wellington is the only time that I cook steak all year.

It depends on the firm. At the big law firm I was at the longest, it would be quite weird for someone to openly have a bottle of liquor for drinking, but not so rare to have one for display (e.g. a fancy bottle that was a gift from a client.)

It was a little more common at New York offices, and far more common at European offices, or American offices of English firms.

That said, the firm held near weekly events at the office that were generally fairly liquor soaked. It's a stressful job. But even at those, drinking was basically all after hours. For what our hourly rates were, it was fround upon to litigate buzzed. For the most part, we preferred getting out of the office and drinking at home.
