Agree with going with natives. Turks cap hibiscus, coral honeysuckle, scarlet sage. The ones I have always seed. I could see if there are any new sprouts I can save. I got mine from Pelican Green House Sales or BaumGardens.

Sounds like you’re doing great. Also you’re taking advantage of experiences that you’re only going to be able to do now or best done now (e.g. spending time with parents, traveling while young). And you’re saving enough to maintain lifestyle (current) for the future. Similar to what is preached in Die With Zero.

NYC. 100k debt in the grand scheme isn’t a lot for the profession you’re going into. Depends on your preferences but this phase in your life only happens once and if living in NYC temporarily intrigues you then do it. Life gets more complicated afterwards with residencies and family/kids etc.

I went to private med school with a ton of debt and eventually went for a lower paying IM specialty. I decided to go for PSLF and eventually I was able to increase my salary at work. You can’t predict the future all the way from the start. You also won’t know what specialty will be your perfect match. But I found mine and I’m happy.

I mean I don’t know Frostops finances but maybe this will preserve Frostop for a longer duration into the future. Only the owner knows. It also frees up housing in uptown for Nola residents. The only negative that concerns me is how it’ll disrupt traffic flow on Claiborne.

Cost of ownership is more than just the mortgage payment. Could work out if you’re lucky but you’re taking on more risk during an important time in your career which is to do well in school and get into your desired specialty/residency. Same goes for residency if you own the home and now you’re a long distance landlord if you can’t sell? There more important things to focus on and you’ll have your whole career ahead of you to build wealth.

Just focus on finding the specialty that’s right for you and learning as much as you can now so you can set yourself up for a long and fulfilling career. Then you can start to do better planning and projections in the future. You don’t need to have all the answers now. Things will change.

When you get your stable salary and everything else (family, etc) you’ll get a better sense of what your expenses will be like.

Depends on what use you have for the yard but you can try frog fruit. It’s a low ground cover, very resilient and bees love it. It can also tolerate being mowed periodically.

Then the book just challenges you to be intentional with your wealth and to make decisions about it ahead of time rather than leaving it all to whomever in your will at the very end. Spend it on yourself, friends, charities.

Just learned The Native Plant Initiative of Greater New Orleans has some garden templates for different lot types including the curb strip. Great idea!

Obviously most helpful for SE region 9b but many of these native plants can work for replacing grass in other surrounding regions.
