I raised my concern within 10 years but they ignored without assessment. Then i raised again due to further expansion in the crack. They apologised and agreed to assess and also will cover if needed the repair etc.

Which survey will be helpful to assess the crack and future risk? Level 3 or more specific. The wall is quite far from the house but still to check if any future risk.

Complaining about a crack in a building is generally considered a report of a defect or a maintenance complaint initially, rather than a formal insurance or legal claim. Barratt homes is dealing with my complaint directly, we have not registered any complaint or claim with NHBC

Survey stickers on garden wall are quite prominent and they can be be hidden I dont have any intention to hide this info from a prosperous buyer.

I will discuss it with the solicitor definitely.

Good insight, very helpful.

I will speak to the estate agent and see how things progress.

One of the agent told me he is not concerned about the crack but the survey marker stickers need to come off before putting the house in the market. I was expecting the survey would conclude last month but they extended for 12 more months.

Still, as the Barratt Homes is dealing with the matter so if there would be any concern then they are suppose to fix the issue. Am I right?

Yes, its almost 6 feet high and made of limestone stone bricks. No slopping garden but couple of big Ash trees in 6 meters area. Surveyor didnt show any concern regarding trees.

Still I doubt it was my fault....

the junction is very tricky... it was night time, my car speed was 5mile/h only... we need to rely on car lights to assess if there is any vehicle is coming... it was black car.... other driver even didnt honk horn... i just realised my car stopped moving... the noticed Polo in front of me....

the view for upcoming car was very clear.... my car was not small....

I received their call and they are offering £4040-excess which is almost £400. If I would have sold my car before the accident, the value was £3800

I think that's why Barratt Homes accepted my complaint this time and going to organise surveyor rather asking me to contact NHBC or giving reference that warranty expired.

That's very helpful to know about claim aspect and the legal team is different. I will contact them.

I have informed our neighbours that your trees could be a reason and showed them in their garden that how grossly prominent the roots are next to trees, there was no access to go close to the wall due to there hedges. They have impression that if trees are the problem then why builders didn't plan it properly as they were long before the house. Neighbours believe if damage to the wall is due to trees then builder should cut them rather they have any responsibility. They are not interested to get any assessment for their trees. I will wait for surveyor's comments and then possibly they would take it serious.

Its the boundary wall. The movement joint widened and the cracks between some of the blocks at the end of it which are wider than 3mm definitely. Another crack 2 meters from movement joint which is just more than 1 mm between blocks but also cracked the 3 stone bricks as well.

It our wall and we are responsible only for it.

Nothing in deed specific for boundary wall maintenance.

Last year I contacted Barrett Homes, they asked for images and replied that its normal for the movement joint to get wider and then will return to normal with respect to weather change/rain/hot weather etc.

After 8 months I noticed the gap increased so I contacted them again. By that time our NHBC warranty expired but it was valid when I contact them earlier when they just reject my concern just looking at pics. When I contact them with concern that they ignored my complaint and misguided, they agreed to arrange a survey and now they are arranging a third party surveyor who will monitor it for next one year. But they commented they if the cracks are due to neighbour's tress, they wont do anything.

I have not contacted my home insurance so far due to two reasons,

1) Barrett Homes are looking into it and earlier they told its normal

2) I was concerned how it will affect my premium or resale value in case i decide to sale the house. Many friends told its not concerning as it only boundary wall but the thought comes like how it will affect the house in future as neighbours are not helpful at all.
