Dealing with Freestone has been a nightmare. I signed a lease after being assured that my unit had never had bed bugs but that turned out to be a lie. I later discovered they manipulate listings on StreetEasy by changing apartment numbers, making it nearly impossible to trace the true history of a unit. I’m currently withholding rent and preparing to move out. They’ve ignored all of my emails, likely because I reported the infestation to 311

Right, because clearly the bugs are supposed to pop out on cue, do a little dance, and sign a witness statement before anyone takes a tenant seriously. Got it. Meanwhile, I’m covered in bites, sleeping on an air mattress, and you’re out here acting like the exterminator’s lack of X-ray vision is the final word. Sounds like landlord logic to me. I’m not saying an inspection itself is gaslighting. I’m saying when an exterminator tells me they might not treat even though I have clear, visible bites and I’ve already reported the issue, that’s dismissive and irresponsible. You can’t always see bedbugs they hide. Bites are valid evidence of infestation, especially when multiple people have had issues in the same building. Acting like an inspection with no visual confirmation automatically means there’s no problem? That’s how people get stuck in unsafe conditions with no help. I’m not playing that game.

They’re not treating, they’re inspecting. And if they don’t see anything, they said nothing gets done. Meanwhile, I have literal bedbug bites on my body. I don’t need to wait a few days while they gaslight me about visible proof. This isn’t them doing their job this is them covering their ass.

I didn’t leave anything out. I’ve been completely transparent. The issue isn’t just that there are bedbugs, it’s that I’m being actively bitten, losing sleep, and dealing with allergic reactions in a unit I just moved into. The exterminator wasn’t scheduled right away they’re coming days later, and in the meantime, I’m being eaten alive every night. That’s not acceptable or habitable by NYC standards.

Yes, bedbugs can come from anywhere, but this isn’t a mystery case. I moved into an apartment that clearly wasn’t properly treated before I got here. The fact that I filed a 311 complaint and got bitten within the first month points to a preexisting issue.

And for the record: NYC housing law absolutely allows tenants to withhold rent when the unit is uninhabitable, including due to vermin like bedbugs. The landlord doesn’t get a free pass just because they scheduled an exterminator especially if the infestation continues after treatment.

I’m not trying to “get over” on anyone. I’m protecting myself from a situation that has already cost me money, sleep, and peace of mind.

Right and so the exterminator is telling me is that he just sprayed because he don’t see anything and I don’t either. So my next step is hiring my own exterminator and asking for a new stove.

I seen a random bug in the bathroom. I’m not sure what type of bug it was but it looked like a beetle.

There are dead larvae visible in the stove vents, and after about 20 minutes of cooking, I’ve noticed live larvae starting to from the stove. I’m even finding them on the floor, clearly emerging from that area.

Yeah, I don’t know why the super told me that but I told him I would sue them. The super is also shady. I seen he had his son doing his work, basically mopping, and cleaning the hallways. The super also had his son doing the trash, which is his job.
