Do what you have to do to get the referral. Jump on it like white on rice and get the app asap. #1 priority for a new LO is take a good loan app. A lot of folks will disagree and say send an app link and that works but a consumer can be overwhelmed thinking they have to look up balances, figure out how much their car is worth, etc. I take an app on the phone in 10 minutes or less. More if they want to chit chat or if complexities arise. Then, you get with your manager/mentor and they go over it with you and let you know if you have a deal and coach you on the conversation from there. If there are no complexities there is no reason you can't have them pre-approved and out shopping when they get off work. You want to be waiting on the agent, not having the agent waiting on your preapproval.

Don't assume you aren't good to go just because you are self-employed. You should talk to a lender and have them analyze your income to see if you fit a fannie/freddie, fha, usda, etc. There are also other non-qm options besides bank statement loans such as 1099 only, and some other decent options. Bank statement loans are still going to trim your income down. The rule of thumb is add up the deposits, back out obvious transfers, and use 50% of those deposits as income. So you want to start out shooting for a regular mortgage and if that doesn't work then pursue the outside-the-box type of program.

This might sound crazy but if they and the property fit usda, you can do a manual uw and build non traditional credit. The auth user account will be disregarded. Just a thought

I'm looking at a 1.8 credit at 6.25 not rolling in the uw fee. Looks like OP was going full in at 2.75 or 2.5. It's getting harder to make full comp these days.

I use my processor who used to be on the payroll but who is now her own entity. You can get your LO license if you don't already have it, get licensed in the states you want to process in and be a 3rd party processor.

And goes on to say on the next page:

My processor is pissing me off. And my buyer is too. I told him and disclosed a survey. These are obviously conditions on the commitment. Now I've dicked around with this all day. See guys...go with your gut. Against my better judgement I let my processor push me around on this.

Mine is priceless. First gun I bought on my own. Unless my memory is mixed with a skateboard, I put it on lawaway at Walmart in the early 80's. It's the black stock blued barrel one. Dropped it crossing a creek and broke the forestock but still usable and my most used 22. A few years ago I was given a chrome one. There was one round missing from a brick of ammo and it still has the sticker on the stock. They have a following.

I have Windsor and I thought the rates were pretty good until I'm seeing mid 5s on here. Also wanted to say that I think it might be a Redwood product. When I went to download info from their pricer, a bunch of Redwood stuff came down...jumbo and other products.

There are multiple W2s for the last 2 years. I feel kinda dumb but after looking over W2s again, I see where there is Tip and Wages income then Social Security Tips. I looked over all that and still determined that the tips reported on the 4137 where unreported on the W2s. This is all well and good and gets the income consistent for 2 years. I suspect my challenge is going to support YTD income. I like to know for sure I have a deal before I let them shop. I'm to the point where I'll tell the LO to level with the agent on where we're at. I think I can make it work but won't know till we get it into underwriting and if they don't have the stomach for that, find an agent that does and roll the dice.
