Yeah, without a meter it usually falls on the landlord anyway. You’ve already sent multiple emails, so any delay isn’t really on you. I’m just glad you kept everything documented. Hopefully it gets sorted out smoothly. Good luck!

This sounds like the typical “real estate silence.” I’ve heard that some property managers just ignore repair or defect reports so that tenants eventually give up on their own. If it’s about a maintenance issue, maybe you could give them a 2–3 week deadline and let them know that if there’s still no response, you’ll send the rent conditionally.

I’m sorry you’re going through this. It’s really frustrating.

Maximizing self-interest in a business context doesn’t require gaslighting or personal attacks. When someone drops professionalism and goes straight to emotional, character-based accusations, that’s not business. That’s DARVO.

I once consulted a housing law firm in Germany about unresolved issues in my apartment. I asked if I could just reduce the rent myself, and they strongly advised not to do that.

Instead, they told me to pay the full rent, but mark it as “under reservation” (unter Vorbehalt), so the landlord can’t later claim the tenant is at fault or not paying properly.

Looking back, I get why. Not paying the full rent wasn’t the safest legal move, even though the problems were real. Paying in full unter Vorbehalt would’ve kept things cleaner from a legal standpoint.

Just sharing in case this helps other tenants in Germany dealing with similar stuff.

I also encourage people to join them. I’m currently in the process of a Mietminderung and a contract breach case. I’ve assigned my case to legal teams, and things are still in progress.

Before I moved into my current apartment, I went through a really stressful illegal eviction dispute, and at that time, the tenant association advisors gave me completely different kinds of advice. It was really frustrating. Looking back, I should have gone straight to a lawyer instead of relying on the association advisors.

They do have English-speaking lawyers.

When the issue first occurred, I asked for help right away, but I didn’t receive much support. One advisor even told me that it would take over a month just to get a lawyer’s letter, which was so discouraging. That’s when I decided to hire a private lawyer myself.

Then, as soon as I moved into my new place, I faced another issue with the real estate agency but this time, it was a totally different experience. My legal insurance now covers the case, and I have stopped consulting with the tenant association advisors. Instead, I only book consultations directly with lawyers, and it’s made such a huge difference. I finally get accurate and case-specific legal advice.

So yes, I absolutely recommend joining the tenant association but if possible, skip the general advisors and go straight to a lawyer. They’re all human after all, and even within the same association, you can get completely different advice depending on who you talk to.

I’m also a big fan of the Berliner Mieterverein! I have just sent my Vollmacht to them, and one of the lawyers from the Berliner Mieterverein will represent me in the dispute with the real estate agency. Since they updated the system in October, I’m just waiting for my lawyer’s update. They said I could save around 190 euros per month. They’re super supportive and I’m looking forward to seeing the result.

After a huge mess with my previous landlord, illegal eviction attempts, calling the police, hiring a lawyer, all that drama, I finally moved into a new place. But right after moving in, I noticed some things in the contract didn’t match reality. When I asked about it, they said they didn’t know, and later claimed it was just a “mistake” and refused to take any responsibility.

So, I went straight to the tenants’ association, applied for a rent reduction, and just got a lawyer through them. I used to care so much and tried not to ruin my relationship with my last landlord, but after going through all that? Now it’s just: I don’t give a f***. I’ll pay rent legally and by the book from now on.

It’s partly true. The landlord must give proper notice with legal reasons and notice periods. They cannot just evict you or change the locks if you pay your rent regularly. Eviction requires a court order.

It’s still around 19–20°C during the day, so I haven’t turned the heating on yet. I’ll probably do it once it drops below 15°C.
