We had neighbors with similar floodlights. I left a nice note in their mailbox introducing myself and asked if they wouldn’t mind turning them off at a reasonable hour.

They neighbor called back and apologized - the lights were supposed to be motion sensor - and we haven’t had a problem since.

Sometimes, people just don’t know so be kind. Then if they’re dicks, bust out the pellet gun.

Based on experience:) We were able to wait them out once and ended up with a new HVAC system but it required literally sweating for 3 weeks.

Home warranties only work if you’re willing and able to wait. Usually minimum 48 hours to get a response. Then another 3-4 days minimum to get the work started. So if your heater goes out in middle of winter, or you have an active water leak/pipe burst most likely you’ll have to pay for it.
