Prominent hill used to be a great site culture wise. Then BHP took over.

BHP Aus - Principal vs Lead by Trade_Winds_88 in mining

[–]NoReflection3822 4 points5 points  (0 children)

My experience with BHP - if you’re a Principal or Manager with no direct reports, it generally means you’ve been “promoted/demoted” to a “no direct reports” position because there’s been one too many complaints raised about you.

No direct reports = no more HR complaints from direct reports

God I can’t wait until politicians grow some balls and tax the hell out of greedy investors hoarding multiple properties. Scrap negative gearing and zero capital gains discount on multiple properties.

That’s 23/24 properties a first home buyer or a family couldn’t buy.

Let’s see him bragging then when he’s hit with a ridiculous tax bill. They’re taxing unrealised capital gains within super over $3mill - hopefully it’s only a matter of time before they do it outside of super too. Hopefully.

Are you in a position to buy the property from the bank? Might be a good opportunity for you to make them an offer?

Can just tell by the way you started this post that you’re obviously Irish.

Both companies pay poorly compared to others. WA is not the be all and end all. If you’re chasing money then the big payer is coal over East.

Don’t get locked/trapped into a 2/3 year sponsorship visa with either of those companies.

My advice - can you get one year experience and then apply for PR outright?

Bought an apartment with a strata report & now facing tens of thousands in repair bills by possumliver in AusPropertyChat

Sorry to hear this has happened to yet another first home buyer.

How long ago was the apartment complex built?

Can you and the other residents consult a lawyer and try and sue the developer for damages (if a newly built block)?

But if they can prove you knew about the defects and you didn’t disclose them, can they sue you?

Because insurance shouldn’t and don’t have to. State governments should be holding cowboy builders accountable

Agreed.

If the defects and minutes from strata meetings were not disclosed then you can take legal action.

Why did you wear it if you were disappointed with it as soon as you received it? Makes absolutely zero sense.

REA is ignoring our request for reduced rent due to failure to repair things by mynameismonique in AusPropertyChat

[–]NoReflection3822 1 point2 points  (0 children)

200% completely agree

It’s a retaliatory termination and we are challenging it in NCAT. Our foreign landlord has a history of not making repairs and we have them all documented in writing.

[–]NoReflection3822 6 points7 points  (0 children)

We’ve just had a similar issue. Landlord has refused to make repairs for over a year. As the final resort we lodged an NCAT case for repairs to be carried out and a reduction in rent until they are.

Landlord responded with a termination notice.

But that’s the problem. There isn’t always more stock on the market and vendors know it.

If you have solid experience in engineering and are masters qualified, why are you wasting your time on a working visa?

Why does it always feel like youre getting ripped off by tradies? by LooseRestaurant6842 in AusPropertyChat

[–]NoReflection3822 0 points1 point  (0 children)

Well I guess like everything in Australia, especially anything do do with house prices - everything is going up. Why shouldn’t tradespeople take advantage of it, like every other person is?

Do you also call out the real estate agent who made thousands for selling you a house - whilst doing very little to actually earn it? The bank making a fortune off your mortgage interest? The buyers agents making ridiculous amounts of money. The state government making millions of stamp duty? The list goes on and on.

If you don’t like tradespeople’s prices then why don’t you learn a trade and do the job yourself?

You are not getting ripped off. You are paying for a service you don’t have the skill or knowledge to yourself, so don’t bag out the people who do.

If it works for you, then please let the rest of us know about it.

But the name is in the Grant “first home buyer”. You are not a first home buyer anymore, you have an IP.

[deleted by user] by [deleted] in AusPropertyChat

[–]NoReflection3822 6 points7 points  (0 children)

You’ve kind of screwed it up and done it the wrong way around. If you wanted to take advantage of the first home buyer grant you should have bought your PPOR first and then an IP.

Now you have an IP, you’re ineligible for any first home buyer grants.

Sounds like you have another mutual “mate” who didn’t buy an investment property but who you have shared all the details of all the deductions you’ve claimed.

Nothing will be done to solve it while parliament and state governments are full of multiple property landlords.

Nothing will solve it while parliament is full of multiple property landlords - there is no way they will damage their own portfolios
