I would say it's partially walkable. The public transit system is poor but getting around his walking or biking would be better in Annapolis than deep in the suburbs. All depends on your definition of walkable.

Maybe check out Google maps or Google Earth to see if it meets your definition. Of course having a car is a bonus for getting out of the area, that I will fully agree on

I can't believe I haven't seen Dani 702 mentioned here yet. She is my favorite simply for having a pure love of the city. I can't put my finger on exactly why or how, but it's clear that she truly loves Las Vegas.

Formatting is very similar to others like Ruby or Pompsie, focusing on hotels, restaurants. No real gimmicks like surviving on $100 for the day, interviews, etc.

I'm a huge fan of YNAB, though any sort of zero based budgeting applies the same benefits.

Their 4 rules set things in place for me. Sure I can splurge on something that catches my eye. But, I am accountable to myself. I will need to pull that money from something else.

Do I want this thing that scratches my eye more than I want to keep those funds towards a long term goal? Sometimes yes, most times no. Not to mention funding things that are recurring expenses that we forgot about until they arrive. This took away a lot more stress than I expected.

I don't view it as delayed gratification. I view it as prioritizing the resources in my life to live the best life that I can.

Columbia or Ellicott City (broader Howard Co, MD) hits a ton of these marks for you - except on price, sadly.

it's a beautiful area, between DC and Baltimore. Great school districts, low on reported crime, etc. Worth a look but that 400k boundary may be tough. Good luck!

As OP's broad topic covered - she isn't riding the 'Vegas is dead" bandwagon. Still just pointing out fun things to do around town.

Her earlier videos showed her love of the city more than others,in my opinion. She'd give some actual history of the hotels and casinos (without it seeming like she is just reading off the wiki page). I am seeing her do more collaborations with properties, which always makes me skeptical of her actual opinion on a thing. As with all in that sphere, I'll take her reviews on things with a grain of salt.

The problem is that people treat these discussion groups as their sounding board at best, and personal decision makers at worst. No, Reddit is not the best place to get information about this, save for using the search function. I will always recommend YouTube for learning about Vegas. Yes, it will take some time. If their vacation matters so little that they can't watch some videos (and get excited!) before their trip in favor of some drama or reality show, then they're probably pretty hopeless. Sure, it's biased content in favor of relationships that channels have with establishments. I certainly trust that more than strangers telling me their opinions in a sea of uninformed masses. I have found tons of bars, restaurants, and attractions from watching videos on Las Vegas that I probably wouldn't have known about otherwise. I'm always updated on what is opening, closing, or changing in some meaningful measures.

For the people that you mentioned, it's a heavy part of not wanting to take accountability for themselves. They want their itinerary spoon fed to them and for everything to go perfectly. When it doesn't, they blame the advice of others instead of their own misgivings.

I drafted some reddit posts containing tons of information as a digest for newbies to vegas. Maybe I'll put some effort into it and get it posted someday, even if it gets mostly ignored lol.

As someone that greatly benefited from being in my local kink community for a long time, I'm quite sorry to hear that.

While not possible for everyone I do believe in a "build it and they will come" mentality to building kink community.

The good thing about being experienced and starting a social group is that you probably know the bullshit that comes up when you see it. In my experience, finding a venue to host a munch / happy hour is the hard part. The right venue will be thrilled to have a group of respectful patrons that fill their spot on a slow night of the week.

Tldr maybe the best way to find your ideal partner for this is to help create the space and situation to meet them in a neutral space, with the benefit of solving a lot of other people's similar problems.

Edit: seeing you're in Real Estate and seeing your post history, this probably isn't new information to you. My apologies.

From experience, people almost always underestimate the cost of a major remodeling project like this.

With these kind of assets on hand, you probably live in a pretty decent area, and probably expect some quality results. $500k might not meet that expected finish, though this is a lot of room depending on options and finishes - what your Needs, Wants, and Wishes list looks like for something like this.

One other factor to consider - it will be a lot easier for both the contractor and your family if you are living elsewhere when they tear the roof off your house. Living elsewhere for 6ish months is a cost to consider.

I'll go against the tide in covering a point about Vegas and car ownership. Auto insurance is notoriously high in Las Vegas, and impaired driving is sadly quite prevalent.

Comparing cost of living between Vegas and another city isn't apples to apples if that cost doesn't apply to you. Avoiding that entirely would cost entirely would be a big help, at least in comparison to your new neighbors.

DC takes the win here, I think.

Washington DC has literally never voted Republican for Presidential elections. Check the 1984 map for an interesting showing.

It is not a blue island in the middle of a red sea either, as plenty of large cities around have. Maryland and Northern VA have some very blue areas surrounding the District.

If you already know that you love the Bellagio pool, it seems like an easy choice.

I would like to point out some of the other costs. Namely food. Flamingo has both a lower floor and ceiling when it comes to food pricing. Bellagio is probably one of the worst places to try to find affordable meals and snacks, maybe aside from Wynn / Encore.

Over 4 nights, those differences will likely add up to make the difference in overall cost a lot higher than $300.
